This part furnished property is available for immediate occupation and has the benefit of gas central heating and double glazing. Situated within this popular residential estate on the fringe of the market town of Egremont. The accommodation is well placed for local schools, shops and services as well as travel to and from the major employment centres of the area.

ACCOMMODATION ENTRANCE HALL: Double glazed door, radiator. LOUNGE/DINER: Two double glazed windows, gas fire & TV Point, radiator. KITCHEN: Range of wall and base units, inset stainless steel sink unit, electric cooker, radiator, double glazed window. UTILITY: Double glazed window, double glazed door, plumbing for washing machine. CLOAKROOM: W.C, double glazed window. BATHROOM: Double glazed window, bath with overhead shower, wash hand basin. BEDROOM: Double in size, double glazed window, radiator, double bed base, 2 bed side cabinets. BEDROOM: Double in size, double glazed window, radiator, double bed. BEDROOM: Single in size, double glazed window, radiator, single bed. EXTERNALLY There are gardens to the front and rear. Parking is by way of on street parking. FACILITIES Heating is by way of gas fired central heating with a gas fire in the lounge. THE RENT The rent is paid on a calender monthly basis, in advance, and excludes all charges for Services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks full rent which will be returned at the end of the tenancy providing there is no damage, the inventory is correct and there are no rent arrears.
