LOCATION:
Camborne is located in Cornwall and has a population of over 20,000. Originally just a village until transformed by the mining boom in the late eighteenth century which saw the Camborne and Redruth district become the richest mining area in the world. With a mainline station and easy access  to the recently improved A30 transport links to the rest of the UK are good (trains to Paddington take around 5 hours without the need to change).

DIRECTIONS: 
From Camborne Railway Station, head Northwest on Trevu Road for 100 yards. At the roundabout, turn right towards Pool and continue for half a mile. Turn half right at the roundabout onto Dolcoath Road and continue for 0.3 miles. No 107 is on the left.

GENERAL:
Dolcoath Road is a spacious two bedroom terraced house with well proportioned rooms and a super kitchen. Situated near Camborne town centre and comprising; lounge, dining room, fitted kitchen and bathroom. There is off street parking at the front, and a long garden with summerhouse at the rear.

APPROACH:
The property has off street parking in the front garden, which is mainly laid to chippings. A path on the left leads to the double glazed front door which opens to the lounge.

BATHROOM:  2.85m by 1.39m   9'4" x 4'7"
The coloured suite comprises; panelled corner bath with electric shower over, low level WC with close coupled cistern and pedestal wash hand basin. Lit by an obscure double glazed window in the rear elevation, the room is part tiled and has a tiled floor.

Return to the dining room and climb the stairs to the first floor.

LANDING:
The landing gives access to the bedrooms, and loft (by ceiling hatch).

BEDROOM 2:  3.84m by 3.16m 12'7" x 10'4"
Lit by a double glazed window in the rear elevation, this comfortable room has skirting boards and a built in cupboard which could easily be converted to an en-suite shower.

BEDROOM 1: 4.44m by 3.35m  14'7" x 11'0"
The main bedroom has a built in cupboard, a double glazed window to the front elevation, a traditional fire place and is finished with skirting boards.

Return to the kitchen and take the rear stable door to the rear garden.

REAR GARDEN:
The garden has a seating area adjacent to the house, a pleasant lawn bounded by a path to the right and flower beds to the left. A further seating area at the far end has a water feature and summer house with power.
