" A superb opportunity to purchase this secluded home set within stunning grounds approaching 2 acres. With 300m of frontage onto a pretty Brook leading to the Thames and established grounds, this is a true haven in the highly sought after village of Shiplake - just 3 miles from Henley-on-Thames. The property is a 19th Century Cottage with later additions that offers great living space combined with four good sized bedrooms. Additionally, there is an historic Chapel within the grounds offering ancillary use to the house or as an annexe or office - subject
to the usual consents.

Accommodation
The front door opens into the entrance hall and divides the original 19th century cottage from the later extension on the right. The charming cottage is divided into a reception room with original ceiling beams and front aspect box bay window, a door leads through to the dining room with open fireplace and glazed patio doors to the side. Both of these reception rooms enjoy delightful views to a mature Magnolia tree and the lawns to the brook beyond. Returning to the entrance hall access is provided to a laundry room and a couple of useful store cupboards before the Kitchen/Breakfast room, this could be extended considerably to provide a fantastic large, open family space (subject to the necessary planning consents). The dual aspect living room centres around the grand open fire place and arguably provides the best views over the grounds through the two large windows.
First Floor Accommodation
Access to the first floor can be gained from two staircases. The first leads up from the reception room on the ground floor to a landing with large built in cupboards, off this landing is a good size dual aspect double bedroom with double built in wardrobes either side of the chimney breast. Completing the upstairs of the original cottage is a single bedroom, corridor and bathroom. Continuing along the split level landing is a second double bedroom and a contemporary family shower room which has recently been refitted. The generous master suite is a light and tranquil room with double built in wardrobes and a pretty bay window which again overlooks the glorious gardens.
Outside
Brookfield is tucked away down a single drive and set within delightful grounds of just under two acres which include sprawling lawns down to the brook bordered by beautiful, mature Willow trees. The clear water brook provides a natural habitat for an abundance of local wildlife. The entire grounds are extremely beautiful, private and peaceful. Within the plot is the former Shiplake Chapel which could easily be converted to create a useful outbuilding such as an annexe or office. Parking is provided on the driveway however there is ample space to build a garage should a new owner wish to do so (Subject to planning permission).
