" A bright, well presented three storey town house with an integrated garage with a 320 metre walk to Great Missenden station and local amenities. On the ground floor is a modern, well equipped kitchendining room fitted with high gloss Shaker units. The room opens onto the garden via double doors. In addition there is a utility room, WC and access to the garage. On the first floor is a through 23โ€˜ 11&quote; sitting room with a door to a balcony overlooking the front garden. French doors at the far end of the room open onto a large, 13โ€˜ x 12โ€˜ terrace. There is also a fourth bedroom

(which may be used as a study) on this level with the family bathroom situated on the middle landing. On the top floor are 3 further bedrooms and a large attic storage area. The main bedroom benefits from fitted wardrobes and an en suite shower room.

Situation
The property is located in the pretty and historic village of Great Missenden. It is just under a quarter of a mile from the station (London Marylebone fast train - approximately 40 minutes) and access to London by road can be gained via the A413 (approximately 1.3 mile) which connects to the A40, M40 and M25 network. There is a supermarket and a variety of independent specialist shops in the village as well as cultural attractions including the Roald Dahl Museum and Storytelling Centre and the Blue Door Cinema. Great Missenden also offers international dining with Thai and Indian restaurants as well as the newly-opened pizza restaurant, Fanfan. The local, 18-court tennis club is hugely popular and there is plenty of scope for walking through fields and woodland in the picturesque Chiltern countryside. Buckinghamshire is renowned for its state and private education. The Misbourne School (secondary school) is located in the village, as are a state and independent primary school.
