As soon as you enter through the entrance porch and into the house, it feels as though it immediately puts its arms around you, such is the warmth the ambience of this delightful home exudes. Bursting with personality it has clearly been a much loved and cared for home, immaculately presented throughout, whilst sympathetically updating to the standards modern home owners demand.

The entrance porch leads through to the main living room which is dual aspect with an attractive fireplace which houses the log burner. Patio doors lead out to a glazed lean to conservatory and a further door leads into the kitchen.

With bespoke and reclaimed wooden cupboards and worktops, the kitchen is full of character. From the old bakery counter with inset butler sink to the carefully crafted cupboard to house the Aga shelves, attention to detail is impeccable. The oil fired Aga creates the focus and there is ample room for a dining table. The kitchen is dual aspect with a delightful window seat – just perfect for that morning coffee and the papers.

Off the kitchen is a rear lobby providing access to the utility room and the rear garden and the ideal space for wellies. The utility room is again fitted with a range of bespoke wooden wall and base units with an inset butler sink. Completing the accommodation on the ground floor is a shower room.

On the first floor there is a large bathroom which comprises of a beautiful free standing copper bath, shower pod cubicle, pedestal wash basin and low level wc. In addition there are two double bedrooms both benefiting from ornamental fireplaces.

The house has the advantage of oil fired central heating with underfloor heating on both the ground and first floors. All the windows (with the exception of the lean to) are handmade wood surround double glazed units.

Outside, the garden is equally delightful with patio areas, clay tile inset chess board with terracotta chess pieces, built in BBQ, attractive greenhouse Steps lead up to the formal garden and vegetable patch which includes an asparagus bed. There is a range of outbuildings which include a garage, workshop, and brick store room all with power and light, together with an undeveloped former pigstyhen house in need of repair.

At the front of the property a lynch gate leads to the house where there is a pretty lawned garden with boundary wall with access on both sides of the property to the rear. To the side there is access to the garage and driveway parking with the opportunity to create an in out drive.

It should be noted that this property did flood during the heavy storm of 2007 and since that time flood gates and barriers have been installed and the property did not flood during the very high tide flood of 2020. Current insurance is £400 per annum for building and contents with no excess or flood exclusions.
