Whether you are looking for a good sized family home or for a home
to share with granny, grown up children, this is it. London is 50
minutes away by train, a very comfortable commuting time and
distance and the A1 and A14 are both close by. The cathedral city
of Peterborough is 15 minutes away.
There are excellent schools in Oundle and Stamford, both historic
towns and approx 15 minutes away. There are three pubs/restaurants,
a village shop and post office, hairdressers, cake shop and
Vivienne Westwood boutique a mile away in the famous village of
Wansford. In the opposite direction are another two
pubs/restaurants and a shop in the village of Elton. With this
house, room dimensions are to a great extent either irrelevant or
impossible to give due to the shape and layout of the rooms - see
floor plans.
But to give you an idea, the master bedroom required 78 sq. meters
of carpet and the sitting room and landing require 101 sq meters.
The rest can be gathered from the photographs, but nothing beats
the real thing.
The front door opens into a large open plan entrance/dining hall

used as a dressing room would also make a wonderful room for a new
baby.
This then leads to another shower room

currently used as an office (18). These last three rooms can also
be accessed using their own external staircase which makes them
ideal for use again, as a separate annex for a teenager, relative
or guests.
The stairs also make the use of the first room perfect for that of
an office where business visitors would not be appropriate to the
main house, or as a room for practicing any kind of therapy as it
has the shower room and toilet next to it. There is also another
toilet at the back of the garage for use by anyone working out in
the garden who doesn?+?t want to trail into the house. The house
has two oil boilers, one in each utility room, with two hot water
tanks in the main house and one in the annex.
There are similarly two separate oil tanks. Very useful, depending
on how you envisage using the accommodation. The bar/entertaining
room, lobby, shower room, conservatory, sitting room, landing and
?+?Jack and Jill?+? shower room all have under floor heating. There
are two night storage heaters in the hallway which are perfect for
that first boost you need at the beginning of autumn or just for
that extra lingering bit of heat in the late spring. They are
always the first to go on and the last to be switched off.
The rest of the house is heated by radiators. The large expanses of
glass mean that even in the depths of winter, just a few watery
rays of sun will be enough to raise the temperature upstairs. The
wood flooring throughout much of the ground floor is real Ash wood.
The wood lining the cathedral ceilings (every room upstairs except
one bedroom) is all red cedar, as are the Jacuzzi deck, the bridge
over the pond. There is good storage within the eaves, all very
easily accessed. The Jacuzzi has a plant room on the back of the
conservatory which holds the over flow tank (deck level Jacuzzi),
dosing system and full size swimming pool filter.
The wildlife is wonderful. For a family with children, nothing
could be more perfect, from swallows nesting on the balcony outside
the bedroom door, to fluffy ducklings bobbing up and down on the
ponds. We?+?ve had a resident monk jack deer every winter since he
found the sheltered spot between the greenhouse and the fence.
After a fresh fall of snow it?+?s fascinating to see all the
different tracks left behind by animals during the night. In the
garden is a lovely summer house with a small veranda which gets the
sun all day, a large unobtrusive greenhouse to the side of the
garden, and four sheds, only one of which is visible from the house
(this one is used as a close log store for the fires), but even
that is obscured by ivy and shrubbery. Of the other three, the
smaller one is used to dry wood, and the two larger ones are used
as a workshop and a garden store for the lawnmower etc.
There is an electric supply to all of the above. There is a mature
orchard which includes apples, plums, pears and cherries. There are
also various ?+?utility?+? areas around the garden, perfect for
hiding things like compost bins, fish and bird food stores and
seasonal items which are in and out depending on the time of
year.
