SITUATION
The barn occupies a lovely setting in the tiny hamlet of Troswell and enjoys superb, far reaching views over the gently undulating countryside that surrounds the property, the rugged tors of Bodmin Moor forming a dramatic backdrop. Nearby villages provide immediate local amenities, including shops, primary schools and places of worship, whilst the town of Launceston is about 8 miles away and provides a good range of shopping, educational and recreational facilities, and the main A30 which gives fast access to Exeter and the M5. The north Cornish coast is within easy striking distance.

DIRECTIONS
From the B3254 at Langdon Cross, take the road to North Petherwin, turning right at the T junction in Petherwin Gate and passing through North Petherwin. Bear right towards Brazzacott passing through the hamlet and continue for about 1 mile to Troswell where the barn will be seen, set back from the road.

GENERAL DESCRIPTION
The barn comprises a courtyard on three sides, a Duke of Bedford barn constructed of stone elevations under a slate roof and bearing varying date stones from 1891 to 1908 with in some cases carrying the Duke of Bedford's crest. Planning permission was granted under decision number 2005/01103 (extended for 3 years from 1st June 2010) for the creation of a fantastic and unique five bedroom, five bathroom and five reception room house, taking full advantage of this majestic range of barns.

At the rear of the property there is a very large area suitable for the creation of gardens and containing a number of farm buildings, some of which must be removed in accordance with the planning permission however, the following can remain:- Atcost Building 85' x 60' constructed of concrete frame with part concrete walling and weather boarding to a CA roof. Devon Contractors Building 60' x 40' clear span with concrete frame, part block walling with close boarding over to a reformed cement fibre roof. Beyond this extensive yard is a highly productive, level field measuring 4ยฝ acres which is sown to grass surrounded by a traditional Cornish hedge bank.
