" When does the opportunity come up to acquire a substantial, period property in the heart of this much favoured village? Well the opportunity is here with this well appointed, Victorian family house of 3,886 square feet, which has remained in the same ownership for 34 years.

The property has been the subject of extensive development and refurbishment over the last 10 years to now provide very comfortable, modern living space, yet still retaining the charm and detail of this period. The high quality build of the work carried out, can be openly seen and has enabled great flexibility in how the property is used on a day to day basis; so for instance, the dressing room is sizeable and could very much become another bedroom if required. There is a 'relative's' annexe, which was bespoke for this purpose, thus having the benefits of a wet room, wider doors and higher electrical sockets, with views over the rear garden. Equally it could be used as a home office or teenager bed/sitting room, all of which can be accessed separately.

This is very much a family house, where attention to detail has been primary in the work carried out by our client and we thoroughly recommend an internal viewing to appreciate both this and its location within this very popular village.

Situation
Ideally situated in the heart of Windlesham village, the property is conveniently located to the local shops and amenities along with access to the motorway network, with junction 3 of the M3 being about 1 mile away. This connects with the M25 and provides good vehicular access to central London, Heathrow and the west country. The property is also only about one and a half miles from Sunningdale station; Waterloo is about 50 minutes. Local shopping facilities and a fine selection of Public Houses are well catered for in Windlesham, Sunningdale and Ascot, with a more comprehensive selection in Windsor, about 7 miles away.

Anyone with a sporting interest should enjoy this area. There are several world renowned golf courses, health and tennis clubs, leisure and swimming centres, an ice rink and dry ski slope, horse racing at Ascot and you could even try your hand at polo.

There is an excellent selection of both state and private schooling including Woodcote House boarding and day school, Coworth Flexlands, Eton, Hall Grove, Papplewick, St Mary's school, St John's Beaumont, St George's and The Marist.

Outside
The property is approached up a generous gravelled driveway with ample parking area and fronting the double garage and house. The property provides a good frontage, with the garden mainly laid to lawn interspersed by shrubs and mature trees, providing good privacy. To the rear is a generous terraced area, ideal for entertaining purposes and from which access is provided to the remaining rear garden, predominantly laid to lawn with mature trees and flower borders. The boundaries are well screened with mature hedging and in all, extend to 0.37 acre. "
