A rare opportunity to purchase a three-bedroom cottage with forest rights located in a truly idyllic location opposite the open forest. The property has been previously extended to offer spacious accommodation whilst further benefiting from numerous outbuildings as well as a small pony paddock to the rear. EPR: E

The property is situated in an idyllic position on the edge of Burley village, with views across the open forest and Burley Moors to the front. Burley remains one of the few villages which allows the ponies and cattle to roam freely, which adds to its charm. Located within Burley are a number of useful amenities and facilities, including a post office, shops, a number of pubs, a picturesque golf course and a well-regarded primary school.

The market town of Ringwood is approximately 5 miles away and the A31 (approximately 3 miles) provides easy access across the forest for the coastal resort of Bournemouth and the M27/M3 motorway network. The village also enjoys easy access to the Georgian market town of Lymington (12 miles) which is a haven for the yachting fraternity and Brockenhurst (7 miles) with its mainline railway station (London Waterloo 90 minutes.) The larger shopping towns of Southampton (20 miles) to the east and Bournemouth (16 miles) to the west, both with their airports are both easily accessible.

The property has been sympathetically created to include a forest cottage feel with wooden internal doors, exposed brick fireplace and a kitchen stable door. A covered porchway leads into a welcoming hallway with wood effect flooring leading to all principal reception rooms. To the left, an impressive triple aspect living room with open fireplace is flooded with natural light and enjoys forest views to the front and paddock views to the rear.

Adjacent is a dining room, large enough to house a good sized dining room table and benefiting from patio doors leading outside onto the terrace, ideal for alfresco dining. The kitchen is a good size and offers further space for another dining room table, again with patio doors leading to the terrace.

The kitchen is comprehensively fitted with granite work top, wooden shaker style wall and base mounted units, ceramic butler sink, integrated electric oven, large pantry, dishwasher, washing machine, space for a large fridge/freezer and a Rayburn AGA. A stable door provides access to the rear garden whilst the ground floor is completed by a good size WC.

Wooden stairs ascend to the first floor where a spacious landing offers views over the front aspect and forest beyond as well as a housing a good-sized airing cupboard with hot water tank.

The master bedroom is orientated towards the rear of the property enjoying a triple aspect with views over the rear garden. This spacious and bright room further benefits from an en-suite shower room with tiled flooring and walls, heated towel radiator, WC and sink. There are two further spacious double bedrooms, with one offering a separate dressing area (or a split bedroom ideal for young children) both serviced by a family bathroom with bath, sink and WC.

A five-bar gate opens to a large gravel driveway to the front of the property allowing off road parking for numerous vehicles. To the side is an L-shaped stable block currently housing 3 stables and a tack room.

A track to the side leads down to another metal gate separating the formal garden area from the area currently used as a paddock. To the side of the paddock is a large covered area divided into field shelters or for further storage areas.

The current area used as formal garden area is divided by a picket fence and currently houses some fruit trees, a raised terrace and space for a washing line. In total, the whole plot extends to just over 0.5 acre and enjoys a south facing aspect.

NB: We believe the area of outside space currently used as a paddock is classed as garden curtilage and can therefore be reverted to domestic recreational use if required.
