" Situated along a high regarded road within easy distance of central Tunbridge Wells is this spacious detached house offering excellent scope as a family home. The property was built in the 1930?s and has well arranged and versatile accommodation over two floors, all of good proportions and some enjoying views of the attractive gardens to the rear, which extend over Great Culverden Park - a private residents woodland park. The inviting entrance hall has stairs to the first floor, doors to the reception rooms and a ground floor bathroom. In addition to the upstairs accommodation there is an accessible en suite bedroom and shower room on the ground floor, which could equally be used as a study or family/play room. The sitting room and dining room are linked via sliding doors and able to be accessed separately - the sitting room has a bay window to the front and the dining room has sliding doors opening to the conservatory. The kitchen is also of a good size and offers ample storage space as well as access to outside.

On the first floor the principal bedroom has an outlook to the rear, an excellent range of fitted wardrobe cupboards and an en suite bathroom. The three further bedrooms are also of a good size, with the second bedroom having built-in storage, all sharing use of the bathrooms on the first and ground floors.

Situation
Connaught Way is a very highly regarded road about 0.75 miles from the town centre and Royal Victoria Place shopping precinct which houses major national stores and a wide variety of individual shops. Tunbridge Wells Girls Grammar School is less than 1 mile away and the boys Grammar School is just 1.2 miles distant. Recreational amenities in the town include a sports and leisure centre, multiscreen cinema complex, theatres, two golf courses and numerous restaurants etc. Tunbridge Wells main line station is about 1 mile away and access to the A21 is just over 3.5 miles away, for a direct route to the M25 national motorway network.

Outside
To the front the driveway provides parking for several cars and access to a pretty front flowerbed and pedestrian path, with a side gate leading to the rear. The delightful rear garden has been well tended and is screened from neighbouring properties by tall hedges and panel fencing to either side and well-established trees at the rear boundary. The area of lawn is mostly level and a good size, with a paved path leading along one side. Immediately adjacent to the property is a paved patio with doors opening from the conservatory. The garden also includes a storage shed and a timber summerhouse.

A gate at the bottom of the garden leads directly into Great Culverden Park - a secure private wooded park, measuring approximately 9 acres, of which the property has use, and a share of. The park is made up of a mixture of woodland, lakes and grassy areas and is a real oasis in the middle of Tunbridge Wells. "
