SITUATION The building plot occupies a rural yet accessible position on the edge of the hamlet of Oldways End, which is just a short drive from the small village of East Anstey. East Anstey has a Parish Church and a village school. The property is located approximately four miles from the town of Dulverton, which is well known as the Gateway to Exmoor and offers a variety of shops, together with post office, chemist, doctors, veterinary and dental surgeries, library and junior school. . The market towns of South Molton and the larger town of Tiverton, with a wider range of facilities, are both approximately 12 miles away. The University and Cathedral City of Exeter lies approximately 27 miles to the south and boasts a wealth of shopping, recreational and leisure facilities. The city benefits from excellent communication links with access to the M5 motorway and mainline rail services to London and the rest of the country. Exeter Airport (approximately 35 miles) lies to the east of the city and offers national and international flights. . Planning Permission exists following a Reserved Matters Application (No 3-04-86-020) for a 3 bedroom, 2 storey dwelling on the site. Foundations and block work were completed a short time after this in accordance with an approved Buildings Regulations Application (B-04-89-001). The planning application was approved subject to the occupation of the dwelling by a person engaged in the operation or employed in connection with the said agricultural repair business, which was situated within the general purpose building nearby. DESCRIPTION The foundations and block have been built on the site to form a three bedroom house, close to an established commercial general purpose building (used previously as an agricultural repair business) set within this former quarry. Adjoining this area is a large field split into convenient pasture enclosures, one with a dilapidated building. TENURE Freehold with vacant possession upon completion. THE LAND The land amounts to 8.3 acres. SERVICES Mains electricity and water on site. Private drainage. After four and a half miles at Woodburn Cross turn right, signed East Anstey. Follow this road for about a quarter of a mile and then turn right, signed Dulverton. At the T junction turn left and the property will be found on the left hand side.
