    Main Description
    This is a superb house, beautifully presented, and located in a very convenient, quiet location close to the centre of Lostwithiel. This beautiful house was built in 2001 to a unique design, facing southeast with a view over the town and is tucked away in the corner of Meadow Breeze. To the front of the house there is a large parking area for numerous cars and there is also a double garage with electric doors. There are mature landscaped gardens to the front and a terrace to enjoy the sun in the morning and early afternoon. To the rear of the house there are landscaped gardens with mature planting and a level garden at the lower tier with wooden hardwood decking to enjoy the sun in the afternoon and evening. The gardens back on to open farm land with beautiful views of the woods up the valley. The house has wood effect UPVC double glazed windows throughout and has a new gas fired mega flow boiler system fitted in 2013.
    On the ground floor there is a huge hall with stairs rising up to the first floor, and on this level there is a utility room, WC, a study with French doors opening out on to the garden and a large room ideal as a gym or play room or just for extra storage if required. On the first floor there is a huge sitting room/dining room with floor to ceiling corner windows with views on to Lostwithiel. French doors lead out on to a terrace to the front of the house. In the corner of the room there is a natural Derbyshire stone fireplace with an inset gas fire. Also on this level is a kitchen/breakfast room, and three bedrooms and a family bathroom. The master bedroom has been designed for the present owners with an en-suite shower room and a dressing room with built in wardrobes. The dressing room originally was to be the fourth bedroom and could be easily converted back if required.

    Lostwithiel is a historic town, located at the tidal reach of the river Fowey, and approximately five miles from Fowey. Originally a port, and the capital of Cornwall, it is now a bustling town famous for many antique shops and has a mixture of independent shops, restaurants, pubs and hotels. The Fowey river meanders through the town, and there is a 12th Century castle and Golf and Country Club. Lostwithiel has a mainline train station with direct access to London, and the A390, providing easy car access in and out of Cornwall.
