" A large, detached family home situated in just under an acre of its own land in the heart of Kemsing. Generous and versatile accommodation, with predominately south-facing secluded gardens, which are beautifully manicured and have glimpsed views across the surrounding countryside.

Description
This "Potton" property, built circa 1985, has many of the features that typify these popular buildings. Exposed beams, an abundance of windows and a feature fireplace give this home a truly individual feel. The property has recently been completely re-decorated and so is presented in first-class condition. Overall, this property offers wonderful spacious family accommodation in a handsome detached house, set within a truly sought after location.

Accommodation
The accommodation has been designed to take full advantage of the secluded south facing garden. The sitting room, conservatory and dining room all share this aspect, with patio doors for access. The kitchen is fitted with cream, Shaker style units and has a convenient dining area to one end. A utility room leads from it, part of which serves as a larder and part as a laundry, with a sink and plumbing for a washer and dryer. Outside at the end of the large drive, there is a double garage, for which planning permission has been granted for an annexe to be created within the existing roof void. The south facing gardens are laid to lawn with two patios, a variety of flower and shrub beds, a vegetable patch, two sheds and a greenhouse. The selection of seating areas mean that whatever the time of day, there is somewhere to sit and enjoy the sun and the wonderful garden.

The area
Saxondene is situated part way along a private road in the heart of Kemsing, a pretty village just outside the popular commuter town of Sevenoaks. Kemsing has historical roots, being situated on The Pilgrim's Way, the route taken by pilgrims from Winchester to the shrine of Thomas Becket at Canterbury in Kent. It is a thriving village, with its own general stores and post office, well-regarded pub, doctor's surgery, pharmacy, veterinary practice, public tennis courts and private tennis club, cricket and football clubs, squash courts, playing field and village hall: all just a 5 minute walk away from the property. The village also hosts a range of village events, such as the summer fete. Schooling in the area is excellent, with Kemsing Primary School in the village and a range of preparatory options close by such as St. Michaels and Russell House. There are also renowned public and grammar schools in the area, which include Tonbridge, Sevenoaks, Judd, Skinners, and Tonbridge Grammar. The village is also extremely well served by local transport links: the M25 (which leads to the wider motorway network) is just a few miles away, whilst Kemsing mainline station offers regular trains to London Victoria and nearby Otford and Sevenoaks stations have fast and frequent trains to a number of London stations. Sporting facilities in the area include a leisure complex with swimming pool, cricket and rugby clubs, and a range of first-class golf courses.

Directions
From Sevenoaks head in a northerly direction onto the A25 and upon reaching the village of Seal, turn leftat the Seal Library signed to Kemsing and turn left onto Childsbridge Lane. Continue on this road into the village of Kemsing and take a right hand turn onto West End. Proceed along the road turning left into Church Lane. Follow the drive up the hill, past the church and at the top bear left. Proceed onto the private road, and Saxondene is found first on the left.
