    • Splendid kitchen/dining/family room
    • Double glazing and gas central heating

Here is a most attractive stone built Victorian village house which is one of two adjoining properties converted from the old village school. Built in the mid-1800's, it has many Victorian character features which very successfully blend with modern day amenities, including replacement double glazed windows custom made to fit the original school window frames.

There are two very impressive ground floor reception rooms. The sitting room has a fireplace with a timber frame surround housing a wood burning stove. There are exposed ceiling timbers and windows at either end of the room. A door leads into the recently built conservatory which has double glazed windows and glazed French doors to outside. From here there are some fantastic views around the lovely countryside. Within the conservatory is a wall-mounted convector heater and the glazed roof has self-cleaning glass. The kitchen/dining/family room is particularly impressive. There is an excellent range of base and wall units with wooden worktops and space for a dishwasher. Within a recess is a Rangemaster cooker which has an electric oven, gas oven and a five plate gas hob. Above the sink is an extractor fan. There are ample inset ceiling lights and an airing/linen cupboard which also houses the central heating programme unit. The utility room houses the gas boiler and there is plumbing for a washing machine. There is also a ground floor WC with wash hand basin and radiator.

The ground floor has underfloor heating throughout.

Stairs rise up to the first floor landing with access into two loft areas. On the landing is a very useful range of fitted cupboards.

The master bedroom has exposed timber trusses and included in the sale are the wall-mounted television and freestanding wardrobe. The en-suite shower room has a WC, wash basin and heated towel rail. The second bedroom is also double in size and two closet cupboards are included in the sale. Within bedroom three there is a further freestanding triple wardrobe and from the window are views to the surrounding countryside. The bathroom has a white suite of bath, WC, wash basin and there is a heated towel rail as well as a radiator.

There are gardens to both the front and rear of the house. The rear garden has been recently landscaped to provide a paved terrace with steps up to a feature pond area with waterfall and a seating area, which takes advantage of the surrounding views. A trellis with colourful shrubs and plants separates the rear garden from an area which houses a newly installed greenhouse/summerhouse and there are two more seating areas which have been strategically placed to take full advantage of the views. A side lawn leads up to a concrete base (8ft x 6ft) on which a shed could be erected. The front lawns are divided into two sections, an upper and a lower lawn. There are various flowerbeds containing mature shrubs and plants and a wide paved terrace with low fencing divides the two areas.

The detached garage has electric lights, electricity sockets and storage space in the roof. There is an area for parking in front of the garage.

Certain items of furniture and fixtures could be included in the sale.
