" A substantial Victorian residence offering versatile 7 Bed, 4 Rec accommodation suitable for dual occupation or home/income.

SITUATION AND AMENITIES Conveniently situated on the outskirts of the town, with an immediate outlook over playing fields and beyond to the quay and out to sea. Ilfracombe prides itself on its Victorian heritage and town is home to the popular Tunnels Beaches, hand carved in the 1820s. In more recent times, the famous artist Damien Hirst has widened the town's appeal, opening a successful restaurant at 11 The Quay in the picturesque harbour. Ilfracombe is situated along some of North Devon's most attractive and rugged coastline, and enjoys easy access to superb rolling countryside including Exmoor National Park. The town is particularly renowned for its delightful harbour and quayside, as well as promenade with Landmark Theatre and Pleasure Gardens. Amenities include banks, library, Post Office, schools and cinema and there are national shops and two supermarkets. Local sandy beaches include the award winning Woolacombe Beach along with Croyde, Putsborough and Saunton, which are all close to hand. The regional centre of Barnstaple is about 11 miles. DESCRIPTION This late Victorian semi detached house presents elevations of cream marland brick beneath a slate roof with castellated relief work to the front elevation. The property is well presented and has been sympathetically modernised to combine modern comforts with original features. Improvements include the installation of double glazing throughout and there are modern kitchens and bathrooms. Original features include some stained glass windows and lofty ceilings, some with original plasterwork. There are also a number of original fireplaces still in situ. The accommodation is adaptable, and the ground floor can be self contained, and therefore, the property is suitable for a variety of potential uses including principal residence, dual occupation by parts of the same family or home / income use where the upper part could be self contained and the ground floor could accommodate paying guests, or would make ideal consultation rooms for doctor, dentist etc. We understand that particular attention has been paid to soundproofing between the upper and lower floors.
