" A TERRACED HOUSE BUILT IN THE MID 1700'S, ADJACENT TO KINGSAND BEACH WITH PANORAMIC VIEWS OVER THE BAY, 4 BEDROOMS AND PRIVATE COURTYARD - NEEDING UPDATING AND SOME REPAIR

SITUATION The property is situated in the historic fishing village of Kingsand, which is on the Rame Peninsula opposite Plymouth Sound in South East Cornwall, an area known locally as "Cornwall's Forgotten Corner". According to local historians, the first recorded use of the name Kingsand appears in the Edgcumbe family property transactions in the 1550's. Carew writing in 1602 claims that the King in Kingsand was Henry VII. Carew visited the village in about 1580, and was told that at the end of the Wars of the Roses in about 1484 Henry, then Earl of Richmond, sought to overthrow Richard III, and was supported by Richard Edgcumbe. Whilst cruising off the coast and conferring with his supporters, Henry anchored in Cawsand Bay and came ashore secretly for refreshment and to meet with Richard Edgcumbe. When the King's men learned of Henry's whereabouts they set out from Plymouth to seize him, but Henry was warned and fled to his ship and thence back to France.

The village has local shopping facilities with hotels, pubs and guesthouses and is very popular for holiday retreats and has a very active local community. The obvious attraction is its location, with panoramic views across the bay and steps down on to the beach opposite the front door. There is a sailing club in Cawsand and the Mount Edgcumbe Country Park adjoins the village access is only about 250 yards away. In the summer a passenger ferry links to Plymouth.

DIRECTIONS On reaching Kingsand from Torpoint, fork left for the village head down Fore Street and park in "Skinners Car Park. Walk along the sea front to the East and the house is on the left just after the "Devonport Inn"

DESCRIPTION Like many others in the village, the property is terraced. All the aspect is to the front (South) looking directly out to the sea. The Grade II listed house has main walls that are stone with a slate roof. The house retains exceptionally fine 18th century internal features including fielded panelling and moulded cornices in some rooms. The owners enjoy living here but admit it is now time for some renovation repairs. There is oil central heating.
