An immaculately maintained bay fronted Victorian terrace which offers a number of charming period features and high quality interiors.

Aldreth Grove is a choice location off Bishopthorpe Road and next to Rowntree park. Arranged over three floors, the property is beautifully appointed throughout.

Dating from the turn of the century and constructed of attractive brick under a slate roof, the layout and design of the property is very representative of many of the fine townhouses built at that time on the edge of the city centre. Internally, there are a great number of period architectural features that include fireplaces, moulded plasterwork, cornices, picture rails and arches and door-cases with architraves. The property also benefits from gas fired central heating with anthracite column radiators throughout.

The accommodation opens to an entrance vestibule and into a hallway with original mosaic flooring leading to the principal reception rooms. To the front of the house is a bay fronted sitting room with wooden box sash windows. The room centres on an ornate fireplace with exposed brick archway leading to a dining room with gas fired cast iron stove and French Doors which open onto the courtyard garden. Beyond the dining room is a high quality hand built kitchen with granite work tops, quarry tiled flooring and cast iron fireplace. The kitchen includes a double Belfast sink, quality built-in appliances including an oven and grill with five ring gas hob with extractor, integral dishwasher and larder fridge. There is ample breakfast seating space and both a side door and French doors onto the courtyard garden.

Stairs from the hallway lead to a first floor landing and three bedrooms including the front bedroom which spans the width of the house and offers flexible use as an optional second sitting room. The two largest bedrooms have cast iron fireplaces and fitted wardrobes in the alcoves, the third bedroom also has a fitted wardrobe. The house bathroom includes a bath with shower over, sink and WC.

A staircase off the front bedroom, in Yellow Pine designed and fitted by locally renowned bespoke interiors company Peter Thompson, lead to a further double bedroom, with Velux window and eves storage.

Externally to the front is a forecourt with decorative tiled path and steps to the house with dwarf wall and cast-iron railings and gate. To the rear is a walled courtyard garden, mainly laid with stone flags. A brick built workshop with livinggreen roof offers additional storage and has a utility area including Fridge Freezer, Sink Unit, Washing Machine and Tumble Dryer.

In summary, an immaculately maintained period home in a sought-after location.
