This is a traditional, semi detached family home, situated in the Fordhouses area of Wolverhampton. To the ground floor the accommodation consists of an entrance hall, a lounge, a sitting/dining room and a kitchen, whilst to the first floor there are three bedrooms and a bathroom/w.c. Externally there is a driveway to the front and a garden to the rear. The property has double glazing and gas central heating. EPC Rating grade is D- a copy of the EPC will be available on request.

Location

Fordhouses is situated to the north of Wolverhampton city centre, with access to Wolverhampton and to the M54 via the A449 Stafford Road, in opposite directions. There are a number of local shops and businesses along Stafford Road, including several banks, a Chinese restaurant and local shops. There are also a number of schools in the area. Wolverhampton itself has a university, a theatre, an art gallery and several museums. There are a number of shopping centres in the city, along with several public parks. There is a mainline railway station and a direct tram link to Birmingham city centre. The motorway network can also be accessed via the M6 and M5.

Viewing is essential to appreciate the size and layout of this traditional family home. The property has an entrance hall with an obscured double glazed entrance door and feature wood effect flooring, with a door to the lounge and stairs rising to the first floor. The lounge is front facing, with a double glazed window and a pebble effect electric fire, a complimentary hearth and surround, there is also tile effect flooring and an archway leading through to the sitting/dining area, which has a gas fire, stripped timber flooring and double glazed sliding doors leading to the garden. The sitting/dining room is open plan to the kitchen, which is galley style and has a double glazed side facing window, with a range of wall and base units, with roll top work surfaces, a 1.5 bowl sink and drainer unit, a cooker point, plumbing for a washing machine, tiled splash backs and tiled flooring. Upstairs, there is an airing cupboard off the landing and an obscured double glazed side facing window. There is a third spacious single bedroom with a double glazed rear facing window. All bedrooms have radiators. There is also a family bathroom/w.c to this floor, fitted with a three piece suite and having an electric shower (not tested) above the bath, tiled walls and wood effect flooring. To the front of the property there is a driveway providing off road parking for several vehicles, whilst the rear garden is laid to lawn with fenced boundaries and a patio area.
