TENANT APPLICATION FEES & INFORMATION Unless indicated, properties are available via Assured Shorthold Tenancies (AST's) for a minimum of six months. A tenancy deposit will be required and is taken at the start of the tenancy. The deposit is usually equivalent to six weeks rent (calculated by dividing the annual rent payable by 52, and then multiplying by 6). The amount of deposit payable is subject to referencing and the circumstance of the proposed tenancy. Upon verbal acceptance of your tenancy application (subject to satisfactory referencing), application fees are payable as detailed below. Payments can be made by debit card by calling 0121 237 4860, however please note that a charge of 0.3% of the total transaction amount will be added to the amount payable subject to a minimum amount of £1. For credit and mastercard payments a surcharge of 3.5% is payable on the total transaction amount. To make payments by bank transfer (BACS) please contact a member of the team for account details and reference number to be quoted. Application fees are payable for each tenant applying to occupy the property with single applicants chargeable at £225.00 plus vat (£270.00), and additional applicants chargeable at an additional £150.00 plus vat each (£180.00). Please note that the need for a Guarantor may not become apparent until your individual application & referencing is complete. Should a Guarantor be required, an application fee is payable for each guarantor required and is chargeable at £100.00 plus vat (£120.00) per guarantor.A one off charge is made for the preparation of a new Tenancy Agreement at £50.00 plus vat (£60.00).Should the planned tenancy be in the name of a Company as the tenant, the Company reference fee payable is £300.00 plus vat (£360.00). The Company may also request for proposed tenants to be listed as Permitted Occupiers on the Tenancy Agreement. Please be aware that tenancy application fees are non-refundable if the tenancy does not proceed. Should the landlord decline the tenancy application through no fault of the proposed tenant, then the agent will reserve the right to refund the fees paid. Upon renewal/extension of a fixed term Tenancy Agreement, an administration charge of £45.00 plus vat (£54.00) is payable. Check out inspection is charged at £45.00 plus vat (£54.00) upon vacation of your rented property with the agent.
