"  APPROXIMATE DISTANCES Tenbury Wells Town Centre 0.4 miles, Ludlow 10 miles, Kidderminster 19 miles, Worcester 21 miles, M5 24 miles. DIRECTIONS From Teme Street, proceed through Market Street and Cross Street on the A4112 towards Leominster. After passing the left turn for Bromyard take the first right turn, signposted Berrington, then take the first right again into Bog Lane and the first right into Berrington Gardens. The tarmac drive to Timberon is on the right hand side immediately after No. 16 Berrington Gardens. SITUATION Timberon is very privately situated in a desirable residential cul-de-sac and is within easy walking distance of both Tenbury’s primary and high schools as well as the town centre. The market town of Tenbury Wells offers many facilities, including a wide range of shops and services, library, doctors surgery, cottage hospital, swimming pool, cinema and a range of clubs. The town has regular public bus services to Worcester, Kidderminster and Ludlow and rail services are available at Ludlow, Leominster, Kidderminster and Worcester. DESCRIPTION Timberon is an individual detached house constructed circa 1994 of facing brickwork over timber framed elevations under a tiled roof. The house is in excellent decorative order, is well insulated and benefits from double glazing and gas central heating. Other features include a detached brick, timber and weatherboarded carport/garage and a timber and tile roof insulated office/garden room. ACCOMMODATION A canopy porch leads directly into a dining hall with laminate flooring and on through to a boot room with ceramic tiled floor, off which is a cloakroom with plumbing in situ for a WC and basin of your choice. The large 21’ 10” lounge has two doors off the hall, as well as a glazed door to the garden. The kitchen/breakfast room has black and white contemporary tiling, a breakfast bar and a very extensive range of base units and wall cupboards, together with a Canon gas double oven and grill with 4 burner hob and space for the usual appliances. From the hall a kite winding easytread staircase leads up to the first floor landing with a large walk-in wardrobe/airing cupboard and access to a boarded loft ideal for conversion, subject to planning consent. The master bedroom is recently decorated in a contemporary style and has a built-in wardrobe and a newly refurbished en-suite shower room with glazed shower cubicle, tiled walls and floor with underfloor heating. The second double bedroom also has a built-in wardrobe and the third bedroom could double up as a study if needed. The family bathroom has also been newly refurbished with a roll top bath with side taps on a raised pedestal and has contemporary tiled walls and flooring, again with underfloor heating. OUTSIDE Timberon is approached by a tarmac driveway with ample parking spare for several vehicles to the front of the attractive detached double garage/carport which has loft storage over one half. At the top of the garden stands a timber framed and sound insulated office/garden room, which is ideal for use as a private office or music/play room and is adjoined to a lockable store shed. The shaped gardens are laid to lawn with shrubbery borders and the part tree lined southern and eastern boundaries provide extra privacy. A paved patio adjoining the southerly facing house is ideal for entertaining on a balmy summers evening. SERVICES Mains electricity, gas, water and drainage are connected.
