" Overview
House Network Ltd are pleased to offer this immaculate character eight bedroom detached home extending to over 6,400 sq. ft. internally and located in a highly sought after location in Malvern, Worcestershire.

Thorncliffe, 4 Avenue Road, is a grand and distinctive Victorian, three storey, stone built house on one of Malverns best roads. Built in the 1870s, in the heyday of Malverns spa town popularity as a centre of smart society, it was built for entertaining for a wealthy Victorian landowner. The accommodation has been completely refurbished over the past seven years by the current owners.

The main entrance is on the raised ground floor, the hall leads to a fine reception hall and three magnificent and exceptionally light reception rooms, all with hardwood floors, large sash windows and high ceilings. There are many period details including feature fireplaces, picture rails and decorative plasterwork. The ground floor also has a WC / shower room, a large study with an en-suite shower room and a fitted cloakroom with separate entrance. On the garden floor, there are further exceptionally spacious living and entertaining areas. The kitchen / breakfast room boasts bespoke, solid wood units with granite worktops, a large island and a range cooker and is at the heart of the house. It opens into both the conservatory and the dining room. The garden floor also has a sauna / shower room, a gym, a utility room, a laundry and a WC. In addition, there are large cellars with three rooms and an ample storage area outside the back door. The first floor has four elegant double bedrooms, all with en-suite bathrooms, and a WC / shower room. A first / second floor wing, originally servants quarters, has two single bedrooms and an attic room

(with further loft space).

The landscaped rear gardens are south facing, mainly laid to lawn with mature trees, beds and borders and large lockable garden shed. It is secluded and offers wonderful views of the Malvern Hills. A south facing flag stone terrace is next to the conservatory and separated from the level upper lawn by a clipped box hedge. There is an internal fence separating the upper and lower lawns, providing an area of garden for dogs to run free.

At the front of the house, there is a large, level, gravelled parking area, offering off road parking for multiple cars, behind an evergreen hedge and stone wall and double iron gates on substantial stone pillars.

Having been used in the past as a hotel, the property could be converted easily into a B&B business, with the garden floor being converted into an entirely self-contained apartment of one to four bedrooms with two private entrances and private use of the gardens and the remainder of the house providing extremely high-quality accommodation comprising eight letting bedrooms (six double en-suite and two single) plus dedicated guests' sitting room and dining room.

The property was also used for over thirty years, from the 1930s to 1960s, as a dental surgery and could be converted again to similar use.

In summary, the accommodation comprises:
o 8 bedrooms (6 en-suite)
o Large kitchen / breakfast room
o Separate dining room
o Large heated conservatory
o Drawing room
o Sitting room
o Sauna
