" This impressive 'Victorian' (1900) semi detached bay fronted family house has 4 bedrooms, 3 reception rooms, kitchen and first floor bathroom. This property which has gas-fired central heating and a mix of various double glazed windows, has a car port and front and rear gardens. Some modernisation is required without the need to extend. Ground Floor Entrance via a substantial 7 foot door which opens into the:- Vestibule With some original features and access through into the :- Hall A spacious area, heated by two single panel radiator and again retaining some original Victorian features to include the superb spindled staircase which is shown in the photograph. Panel doors lead to all ground floor rooms. Lounge front 16'5 x 14'2 (5.00m x 4.32m) An extremely spacious room, measured into the full bay double glazed window. The central feature in here is the period style tiled fireplace with gas living flame fire and additional heating by a single panel central heating radiator. Dining room 13'4 x 13'1 (4.06m x 3.99m) With its tall ceiling and original features, this lovely spacious room is a proper family dining room. The room is heated by a gas fire on a tiled fireplace and a single panel radiator. The large double glazed window overlooks the southerly facing rear garden. Morning room 10'9 x 9'6 (3.28m x 2.90m) The third of the reception rooms, heated by a gas fire with rear central heating boiler. Fitted with a secondary double glazed window. Access to the rear and into the:- Kitchen 10'5 x 5'9 (3.18m x 1.75m) Fitted with a range of units as shown in the photograph, a hardwood framed single glazed window and plumbing for an automatic washing machine. It will be envisaged that a future buyer may knock through from this room into the large washroom which is next to be described, forming a large kitchen. Washroom 10'5 x 8'2 (3.18m x 2.49m) Access from the garden. This room forms part of the double storey outrigger and together with the existing kitchen, would make a fabulous additional space within the house. First floor landing A split level landing with a turned staircase which we find most impressive. Master bedroom front 19'6 x 13'10 (5.94m x 4.22m) An astonishingly large main bedroom fitted with 3 individual double glazed windows, a twin panel central heating radiator, a small tiled fireplace and tall coved ceiling. Bedroom two rear 13'7 x' 13'2 (4.14m x '4.01m) Again a large double bedroom with a double glazed window overlooking the rear garden. At the time of inspection, I formed the opinion that an extension to the landing could be made to give individual access to both the 3rd and 4th bedroom. Bathroom With secondary double glazed window, single panel radiator and a three piece suite in white comprising:- low level WC, pedestal washbasin and low level panel bath with a telephone shower attachment. Outside front The garden which is mostly flagged, has a rose border, brick and stone wall and wrought iron gates to provide vehicular access to a flagged driveway which leads underneath the:- Car port 18'0 x 8'5 approx. (5.49m x 2.57m appro x 0.00m) Leading via a secured gate onto the rear garden. Rear garden The garden, as shown in the photograph briefly comprises a pathway leading alongside the property down onto rockery's and flower beds with 2 small lawns, further patio which is a sun trap being southerly facing, still in use toilet, toolstore and greenhouse.
