" Reed Place is an attractive barn style development consisting of five homes centred around a courtyard within a private gated estate extending to 2.5 acres, towards the foot of a quiet private lane. The property enjoys a peaceful semi-rural position with attractive open views over its secluded landscaped garden and farmland beyond. The residents have formed a friendly community making it an ideal environment for a growing family and there are two expansive areas of communal grounds, where they hold summer barbeques and bonfire parties. The homes are clustered around a central courtyard, each having its own double garage, driveway and private rear garden. This beautiful family home remains faithful to the original design concept of providing free flowing adaptable accommodation with an emphasis on large light and airy rooms. The full height windows flood the open plan entrance and adjoining galleried reception room with natural light, giving a great sense of space. This flows through to the open conservatory affording views over the garden and opening onto a large deck. The principal living room is also a lovely bright room with windows to the front and a further set of French doors opening onto the deck. A central double sided fireplace sits between the two reception rooms and is fitted with a log burning stove that not only provides an attractive feature but a useful secondary heat source. To the left of the reception hall is a separate family room with a short flight of stairs rising to the 5th bedroom over the double garage. As can be seen from the floor plan, this area would make an ideal aupair suite. The kitchen/breakfast room has been beautifully fitted with a range of hand painted Shaker style units complemented by granite work surfaces. There is a comprehensive range of appliances including an integrated stainless steel 5 ring gas hob with a matching cooker hood over, separate circotherm oven, combination microwave/oven over, dishwasher and two integrated refrigerators and freezers. The large utility room is fitted with a further extensive range of units with provision for laundry appliances and a water softener. To the first floor leading off the galleried landing are four double bedrooms, the master and guest bedrooms each having an en-suite bath/shower room and built-in wardrobes. The family bathroom has been appointed with a modern 3 piece white suite. Council Tax: Band G Maintenance Charge: ?900 per annum "
