" This very special home is ideally laid out for a growing family with exceedingly spacious ground floor entertaining space that divides itself into defined areas but can be opened up to give an open plan feel. The first thing that strikes you as you walk into the reception hall with its vaulted ceiling is the amount of natural light. This is further enhanced by the extensive use of natural wood flooring, a neutral colour scheme, large double glazed windows and a stunning conservatory style dining room that provides a focal hub to the home. As well as the smart presentation the essentials of the wiring, heating, double glazing and security system formed part of the extensive modernisation and extension programme. The generous sized living room retains its open fireplace and has a wide bay window to the front and a set of patio doors opening into the conservatory dining room and to one side of the living room is a study/bedroom 4 with a large roof light and has been hardwired for PC home networking and audiovisual. The conservatory style dining room overlooks and opens onto the garden, perfect for summer barbeques and flows through into a separate family room, which is also wired for audiovisual. Also facing the garden is the kitchen/breakfast room that has been beautifully appointed with a solid oak kitchen with contrasting black granite work surfaces inset with a 5 ring gas hob, matching stainless steel cooker hood over and a 90cm wide oven under. There is a fully integrated dishwasher, housing for a microwave, space for a fridge/freezer and a breakfast table. A heated natural slate floor complements the use of the wood and granite and a useful separate utility room keeps the kitchen uncluttered. Completing the ground floor is a useful guest cloakroom.
To the first floor leading off the galleried landing are three double bedrooms. The master has an extensive range of fitted wardrobes. The luxuriously appointed family bathroom has been fitted with a 4 piece white suite including a separate walk-in shower cubical, rolled topped bath and large back heated mirror. Council Tax Band: F
