LOCATION:        
Truro is the only city in Cornwall and the most southerly city in Great Britain. It grew to be an important centre of trade thanks firstly to its port, but later because of its role as a stannary town for the mining industry. Today, Truro is the centre for administration, leisure and retail in Cornwall and has a population of round 20,000.
The city is well-known for its cathedral (completed in 1910), as well as its cobbled streets, open spaces and many examples of Georgian architecture. It is also the location of the Royal Cornwall Museum, the Hall for Cornwall, Cornwall's Courts of Justice and Cornwall County Council.
Threemilestone is a thriving self contained community 3 miles from Truro with both infant and junior schools, and Truro College.
The village has its  own Doctor, Dentist, shops, garage social club and pub.

GENERAL:
No 106 is a 1980s built 2 bedroom semi in a quiet Cul-de-Sac, near the park. The property comprises an entrance porch, lounge, kitchen diner and a family bathroom. Outside, there is beautiful rear garden with green house and a well stocked front garden with ample parking. There is also an opportunity for extension.

DIRECTIONS:
From Truro, take the A390 headed West towards Redruth, look out for the Royal Cornwall Hospital on the right. Follow the A390 over the Hospital Roundabout and continue for 1.1 miles passing over one roundabout and taking the first exit at the next. The next roundabout is less than 100 yards away, take the first exit into Chyvelah Rd. Take the second on the right (in about 150 yards) into Glenthorne Rd. Follow the road for about 0.3 miles, turn left at the T junction. No 106 is on the right after 100 yards.

APPROACH:
No. 106 is  located at the end  of Glenthorne Road in a quiet Cul-de-Sac. The house is back from the road and has parking on the drive and well stocked flower beds.

PORCH:                 1.24m by 1.16m                4'1" x 3'10"
Open the UPVC double obscure glazed front door and enter the porch.
The floor is laminate and there are storage cupboards and shelves to the right.
Take the door into the lounge.

LOUNGE:             4.84m by 3.64m                15'11" x 11'11"
The lounge is lit by a double glazed window to the front elevation which overlooks the approach. There is a gas fire, laminate floor and picture rails. Wooden stairs ascend to the first floor and a door opens to the kitchen.

KITCHEN DINER:               3.64m by 2.72m                11'11" x 8'11"
The kitchen has a range of wall, base and drawer units with roll edged work tops accommodating a stainless steel drainer sink with mixer tap over. The splash backs and floor are tiled and there is space for a washing machine, fridge, freezer and cooker under the units.
A UPVC double glazed door with window adjacent, gives access the patio area of the back garden.

Return through the lounge and ascend the stairs to the landing.

LANDING:
The landing gives access to the bedrooms, bathroom and loft by ceiling hatch.

BEDROOM 1:      3.64m by 2.29m 11'11" x 7'6"
Bedroom 1 is lit by a double glazed window in the front elevation overlooking the approach and has a boarded floor.

BATHROOM:      2.74m by 1.41m 9'0" x 4'8"
The white suite comprises; low level WC, pedestal wash hand basin and panelled bath with electric shower over. The walls are tiled, light is provided by an obscure double glazed window in the side elevation, the floor is boarded and there is a built in cupboard.

BEDROOM 2:      3.64m by 2.73m 11'11" x 8'11"    
Lit by a double glazed window, overlooking the rear garden the room has a boarded floor.

Rear Garden:
The rear garden is secluded and very well kept. There is a patio area near to the house, lawn with occasional well stocked beds, crab apple and Victoria plumb trees, summer house, wooden shed and green house with access by a side gate.
