Strategic location with views to Portloe Harbour, the cliffs and out to sea.

GENERAL COMMENTS AND LOCATION This property is unique. It stands on rising ground at the far end of Coastguard Terrace in what is arguably one of the best positions in this charming harbourside village. It faces south and enjoys maximum sunshine throughout the day and with a lovely open aspect to take full advantage of the views, not only down into the harbour but to the rising cliffs beyond and out to sea with Gull Rock as a magical island in the distance. The house has been in the same family ownership for many decades and its availability to the market is a rare opportunity. Portloe is one of the 'jewels' of the Roseland peninsula. It has seen little or no intensive development in modern times and still retains its traditional atmosphere with clusters of old stone cottages set in a cleft of the cliff and descending to a delightful small harbour still used by local fisherman but with the industry now concentrating on crabs and lobsters. Not surprisingly most of the village has been declared a Conservation Area. Limited local facilities include a pub and a church whilst the larger village of Veryan known for its picturesque round houses built in the 19th century by a clergyman, is about two miles away. Here there is a pub, church, primary school, post office/general store, as well as a social/sports hall with indoor bowls and tennis courts. Much of the land in the area is owned and protected by the National Trust and the clifftop walks in the immediate vicinity are exceptional. The nearby Carne and Pendower beach is also a favourite with locals and visitors alike. The city of Truro with its Cathedral and fine shopping centre is about twelve miles away. THE HOUSE Coastguard Terrace is believed to have been built in 1856 and this property is in effect numbers 1 and 2 Coastguard Terrace. The house is unexpected in many ways and notable for many of its internal features. There are pebble dash exterior elevations with most windows replaced with double glazing in the Georgian sash style. There are also some interesting stained and leaded glass windows whilst other period features from the early 20th century includes some splendid fireplace surrounds, a wide easy staircase and teak strip floors to the reception rooms. The sitting room is particularly spacious and fundamentally comprises the whole of the ground floor of the original end cottage. Overall the property has been well maintained but it would now benefit from upgrading and with particular emphasis on kitchen and bathroom areas and also the installation of a form of central heating system. A wide imposing staircase leads out of the room to the first floor. Ceiling coving and small fitted wall safe. LANDING With built-in storage cupboards, stained glass window, electric storage heater and bracket light. BEDROOM 1 3.35m x 5.23m

Wall mounted electric fire, heated towel rail (from the Rayburn) and airing cupboard containing hot water cylinder and electric immersion heater. SEPARATE W.C. Tiled to half height. OUTSIDE A wide stone paved terrace extends along the frontage of the house and from here there are unimpeded views down to the harbour, The Jacka and out to sea. From here steps descend to various terraces where wide beds are filled with a host of shrubs and perennials to provide colour and interest throughout the year. These include camellias, agapanthas, myrtle, hydrangeas, Hawaiian lilies and various hebes. There are four levels of terracing all of which feature stone pathways and there is also a small ornamental pond. The main access into No. 1 Coastguard Terrace is via a pedestrian walkway along the entire length of the rear of the terrace and which terminates at the doorway leading into the courtyard of no. 1. Adjoining the back of the building there is a small LAUNDRY ROOM with Belfast sink and plumbing for washing machine and a delightful stain glass porthole window. There is a further storage SHED on the side of the building and a flight of steps which lead up to the back garden which is at a much higher level and which in recent years has become somewhat neglected. Here there is a former greenhouse and workshop and two former outside privies. There is also a flight of steps leading from the front of the cottage down to a lower pathway but these steps have not been used for some years. SERVICES Mains water, electricity and drainage are believed to be connected. N.B The electrical circuit, appliances and heating system have not been tested by the agents.
