" LOCATION:
Redruth is a small commercial town, with a population recorded in 2001 of 12,352. A museum organised by the Old Cornwall Society is housed in the Town Council office at the bottom of the main street.
Redruth is also home to Carn Brea, which has historical interest. Key shops and other outlets within the town centre include a multi-screen cinema, a covered market way, the Cornish Studies Centre, an old butter market, various antique shops, a second hand book shop and two supermarkets. Off the main high street (Fore Street), there are two separate specialist shopping areas, Bond Street (to the south of the railway station) and Green Lane to the north. The new street landscaping includes wooden seating, with granite furniture, new signposts, street lights and litter bins, and two sets of bronze 'dogs', which were cast from the boots of former tin miners by sculptor David Kemp. The town has a burgundy colour theme, which is in the new Public Realm regeneration to highlight the town's name.

DIRECTIONS:
At the roundabout on the A30 north of Redruth, headed southwest, take the next exit, then take the third exit at the roundabout, onto the A3047. Continue for 1.4 miles (going through 2 roundabouts), then turn right onto Chariot Road, after 0.2 miles continue onto Higher Broad Lane. North Pool Road is on the left after 0.3 miles (just before the bridge over the A30), Kethlin is on the right after 100 yards.

GENERAL:
This delightful two bedroom semi-detached bungalow, situated on a Cul-de-Sac, is well presented, has a lounge, conservatory, kitchen, bathroom, super gardens, garage and ample parking. The site is reasonably level (with ramped access). The property also has double glazing and mains gas central heating.

APPROACH:
The bungalow can be entered either from the front by taking the steps down to the front garden and opening the front door to the porch or by taking the driveway on the right of the adjoining bungalow, and turning left by the curved wall and parking up by the wooden garage. A gentle ramp leads up the door in the side of the conservatory.

REAR HALLWAY:
The hallway gives access to the bedrooms and bathroom by white panelled doors, the loft (by ceiling hatch) and airing cupboard which contains the gas fired central heating boiler.

BEDROOM 1:  3.08m by 2.71m   10'1" x 8'11"
This double bedroom is lit by a UPVC double glazed window in the front elevation overlooking the approach with radiator below.

BATHROOM: 1.82m by 1.67m  5'12" x 5'6"
The white suite comprises low level WC with close coupled cistern, pedestal wash hand basin and shower cubicle with Gainsborough Sovereign electric shower over. The wet areas and floor are tiled, there is a heated towel rail and high level double glazed window in the side elevation.

BEDROOM 2:   3.22m by 2.38m   10'7" x 7'10"
This bedroom has a double glazed window to the rear garden, skirting boards, coving and a radiator.

Return to the lounge and take the door to the kitchen.

KITCHEN:  3.31m by 2.80m   10'10" x 9'2"
The Kitchen has a range of wall base and drawer units, with cream marble effect roll edged work tops, which accommodate a coloured one and a half bowl drainer sink, with mixer tap over and double glazed window adjacent. The double glazed conservatory has a tiled floor, poly-carbonate roof, wall lights, blinds door to the rear garden and provides a super relaxing space.

OUTSIDE:
The rear garden has a paved patio adjacent to the bungalow, and a shallow ramp leads up to the conservatory door. Beyond the patio a chipped area provides parking space and gives vehicular access to the wooden garage (unmeasured).
