LOCATION:
Camborne is located in North Cornwall and has a population of over 20,000. Originally just a village until transformed by the mining boom in the late eighteenth century which saw the Camborne and Redruth district become the richest mining area in the world. With a mainline station and easy access  to the recently improved A30 transport links to the rest of the UK are good (trains to Paddington take around 5 hours without the need to change).

DIRECTIONS: 
From the roundabout on the Camborne side of B & Q, head Southwest on the A3047 for 100 yards. No 8 is the end of Terrace house on the right hand side of the road. The property has parking for one at the rear; for a short visit use the B&Q car park!

GENERAL:
East Hill is a well kept two bedroom end of terrace house with traditional features and modern comforts. Situated very near Heartlands, the property comprises; lounge, dining room, fitted kitchen, conservatory and upstairs bathroom. There is parking for one car and a secluded low maintenance rear garden.

APPROACH:
The property can be approached from the front or by the side entrance to the garden on foot. The rear parking space is accessed off Tolvaddon Road, about 50 yards past the traffic lights.

PORCH:
Open the double glazed front door to the porch, which has wood panelling and a tiled floor. Open a further glazed door to the main hallway.

HALLWAY:
The hallway gives access to the dining room and lounge to the left, the kitchen ahead and to stairs to the upper floor to the right. There is a radiator, wood panelling, dado rails and coving.

DINING ROOM:  3.86m by 3.71m  12'8" x 12'2"
The room is lit by a double glazed window in the front elevation. There are a range of built in units and ample space to seat six, the room is finished with skirting boards and coving and has a radiator, TV and telephone connections.

LOUNGE:  3.67m by 3.25m   12'0" x 10'8"
Open to the dining room, this room is lit by a double glazed door to the rear elevation. The room features a realistic gas fired โ€œcoalโ€ fire in feature stone fire place supplemented by a radiator and has a similar finish to the dining room.

KITCHEN:  4.22m by 2.39m   13'10" x 7'10"

CONSERVATORY:  2.85m by 2.77m   9'4" x 9'1"
The double glazed conservatory has a poly-carbonate roof, slabbed floor, power and a side door to the garden.

Return to the hall and ascend the stairs to the landing.

LANDING:
The panelled landing is lit by a double glazed window in the rear elevation and gives access to the bedrooms, bathroom and loft (by ceiling hatch). There is a pair of wooden cupboards for storage, one of which houses the new gas boiler.

BEDROOM 1:  3.67m by 2.79m   12'0" x 9'2" 
Lit by a double glazed window in the front elevation, this comfortable room has skirting boards, coving and a mirror fronted wardrobe.

BEDROOM 2:  3.26m by 2.92m   10'8" x 9'7"
Bedroom 2 also has a wall of mirror wardrobes, a double glazed window to the rear elevation and is finished with skirting boards and coving.

BATHROOM: 
The suite comprises; panelled corner bath, low level WC with close coupled cistern, pedestal wash hand basin with surrounding vanity unit and shower cubicle with electric shower over. Lit by an obscure double glazed window in the front elevation, the room is fully tiled.

Rear Garden:
The garden is laid with paving slabs, with occasional raised beds stocked with shrubs. There is access to the side alley by gate, space for sheds and a gardenerโ€™s toilet.
