" LOCATION:
Camborne is located in West Cornwall near the North coast and has a population of over 20,000. Originally just a village until transformed by the mining boom in the late eighteenth century which saw the Camborne and Redruth district become the richest mining area in the world. With a mainline station and easy access  to the recently improved A30 transport links to the rest of the UK are good (trains to Paddington take around 5 hours without the need to change).

DIRECTIONS: 
From Pool B & Q  head north down the A3047 Tolvaddon Road for 0.5 miles after going under the A30 take the second on the left. After 0.1 miles turn left into Tregarrian Road, almost immediately take the 1st right to stay on Tregarrian Road. Follow the road as it turns left past some garages (on of which belongs to No 5) then turn left again. There are parking spaces on both sides of the road, park up and walk  towards the front of the houses whose garages you just past looking out for No 5..

GENERAL:
Pengeron Avenue is a two bedroom terraced house situated half a mile north of Pool adjacent to Tehidy Gardens and comprises; lounge, fitted kitchen/diner, conservatory and bathroom. An ideal starter home, the property has double glazing, programmable panel heaters, gardens, garage and parking.

The landing gives access to the bedrooms, bathroom, airing cupboard (with hot water cylinder and emersion heater) by white panelled doors and loft by ceiling hatch. There is also a smoke detector and programmable panel heater.

BEDROOM 1: 4.16m by 3.30m   13'8" x 10'10" 
Lit by a double glazed window in the front elevation, overlooking the approach, bedroom 1 has a built in cupboard and is finished with laminate flooring, skirting boards and coving.

BEDROOM 2:    2.90m by 2.29m  9'6" x 7'6"
The second bedroom overlooks the garden through a double glazed window, in the rear elevation has a built in cupboard, skirting boards and coving.

BATHROOM:   1.85m by 1.69m  6'1" x 5'7"
The white suite comprises; panelled bath with electric shower over, low level WC with close coupled cistern and pedestal wash hand basin. Lit by a high level obscure double glazed window in the rear elevation, the wet areas are tiled there is a towel rail and coving.

OUTSIDE:
The secluded rear garden is walled, with flower beds at their bases, mainly laid to lawn and a path to the right leads down to the back gate.
