" LOCATION: 
The ancient deep water port of Falmouth is situated in South West Cornwall, eleven miles south of the county town Truro. Falmouth has four superb beaches: Gyllynvase, Castle, Swanpool and Maenporth. In Victorian times, Falmouth's world-wide links across the sea led to the development of public gardens containing wonderful collections of exotic plants. With marina facilities for the yachtsman and quays for visiting cruise liners, Falmouth is never short of interest and spectacle for the visitor or resident. Swans Reach is a mile from Swanpool Beach and about 2 miles from the Packet quays.

DIRECTIONS: 
From the Hillhead roundabout head south down Union Road which becomes Bickland Hill after 0.3 miles, continue for 0.2 miles when the road becomes Bickland Water Road. After 1.2 miles turn left into Treveglos Road, continue for 0.2 miles then turn right into Boscundle Avenue, after 0.1 miles. Continue down the Hill past Polmennor Road on the right, the turning for No 51 is on the right and clearly labelled.

GENERAL:
Recently built in the popular Goldenbank area, Swans Reach offers well presented accommodation and features a lounge, kitchen, two bedrooms, family bathroom, garage and boiler room. There is parking, double glazing, gas central heating, a secure rear garden and path to nearby Swanpool Beach.

APPROACH:
The bulk of the accommodation is above three garages, the one on the right belongs to No 51 the other two are leased to other residents there is parking in front of each garage. The front door, with double glazed panel and pillars to the sides, opens to the lobby.

The Kitchen is equipped with a range of modern wall, base and drawer units, has space and services for a fridge and washing machine, the cooker and gas hob are built in with an extractor over and there is a stainless steel drainer sink, with mixer tap and double glazed window over. The work tops are roll edged, the splash backs are tiled.

Bedroom 1 is lit by a double glazed window in the front elevation, with radiator below,  overlooking the approach. There is an airing cupboard with hot water cylinder, A recess idea for a built in wardrobe and a telephone connection.

BATHROOM:  2.15m by 1.72m   7'1" x 5'8"
The white suite comprises; panelled bath with glass screen and shower over, low level WC with close coupled cistern and pedestal wash hand basin. Illuminated by a roof-light, the wet areas are tiled, there is a radiator, shaving point and extractor fan.

GARAGE:  5.73m by 2.53m   18'10" x 8'4"
The Garage has parking space to the front, is entered through an up and over door and has light and power. There is a door to the rear garden, space for a washing machine, ad a boiler room adjacent is ideal for drying.

REAR GARDEN:
The private fenced rear garden is mainly laid to lawn, running behind and beside the house the garden attracts the sun all day and has a gate to the street.
