LOCATION:
The ancient deep water port of Falmouth is situated in South West Cornwall, eleven miles south of the county town Truro. Falmouth has four superb beaches: Gyllynvase, Castle, Swanpool and Maenporth. In Victorian times, Falmouth's world-wide links across the sea led to the development of public gardens containing wonderful collections of exotic plants. With marina facilities for the yachtsman and quays for visiting cruise liners, Falmouth is never short of interest and spectacle for the visitor or resident. Swanpool Court is at the back of Swanpool Beach and about 1.5 miles south of the Packet quays.

DIRECTIONS:
From the Hillhead roundabout head south down Union Road which becomes Bickland Hill after 0.3 miles, continue for 0.2 miles when the road becomes Bickland Water Road. After 1.2 miles turn left into Swanpool Road, continue for 0.7 miles then turn left just as you sight the beach, Swanpool Court is situated on the left after 100 yards.

GENERAL:
Swanpool Court is situated just over 100 yards from the beach and offers luxurious 3 bedroom, 2 bathroom accommodation on two levels. Built in 1999 and recently refurbished ; presentation is excellent both inside and out. With well proportioned rooms, allocated parking and no onward chain, early viewing is highly recommended.

APPROACH:
Pass Swanpool Court on the left and find the visitor car park ahead as the road turns right. Walk back No. 4 accessed by the first entrance (nearest the beach). Inside the lobby is the entry phone system on the right and mail box on the left.
Go up the stairs with wrought iron banisters, the entrance to No. 4 is on the right.

ACCOMMODATION:
HALLWAY:   4.59m by 2.98m max   (15?1" x 9?9") max
Lit by a double glazed skylight above, the stairs climb from the right, with turned white newel posts and natural wood square section struts, complemented by a blue tiled floor. The lounge is on the right next to bedroom 1, ahead is an exit to the rear garden, to the left of the exit lies the shower room.

SHOWER ROOM:   1.93m by 1.43m   (6?4" x 4?8")
Fully tiled with detailed decoration at dado level and over the white low level WC.
The white suite also includes a pedestal wash hand basin and glass shower cubical with electric shower. The ceiling is coved and the flooring laid with linoleum tiles.

BEDROOM 1   4.60m by 3.91m   (15?1" x 12?10")
Decorated with wooden beams lit by a double glazed southerly aspect window this good sized double bedroom has a built in wardrobe, electric heater, ample power points, aerial and phone point detail small skirting boards and coved ceilings.

LIVING ROOM:   4.50m by 3.83m   (14?9" x 12?7")
The main living space is well proportioned, adorned with wooden beams and a feature decorative fire place housing an electric fire in the form of a multi fuel stove.
The room is lit by a window and french windows in the front elevation. The french windows open on to a balcony offering the view in the photographs, an excellent spot for relaxation!
Up-lighters on either side of the fire place contribute to the finish, along with detail skirting boards and coved ceilings.
The room is also well serviced with power points and has aerial and phone points.
The living room has open access to the kitchen diner.

KITCHEN DINER:   6.77m by 2.51m   (22?3" x 8?3")
Lit by a double glazed window in the front elevation and a second with an easterly aspect, the fully fitted kitchen area has a comprehensive range of wall drawer and base units (including significant wine storage!).
The standard of finish is very high.
Tiled splash backs surround the granite patterned roll edged work tops.
A white drainer sink is situated under the front window with mixer tap over, the work top also houses a built in electric oven and hob.
There is space and plumbing for a washing machine and fridge freezer.
Two triple spot lights illuminate the kitchen, the ceiling is coved and the flooring is wood finish laminate.
The dining area conveniently links the kitchen area to the living room with matching carpeting.

Returning through the lounge to the hall take the stairs up to the landing. On the right a panelled door opens to the communal second floor landing (shared by one other apartment).
The landing has an electric heater and cylinder cupboard.
