" LOCATION:
The ancient deep water port of Falmouth is situated in South West Cornwall, 11 miles south of the county town Truro. Falmouth has four superb beaches: Gyllynvase, Castle, Swanpool and Maenporth. In Victorian times, Falmouth's world-wide links across the sea led to the development of public gardens containing wonderful collections of exotic plants. With marina facilities for the yachtsman and quays for visiting cruise liners, Falmouth is never short of interest and spectacle for the visitor or resident. Conway Road is 2.3 miles from Swanpool Beach and 1.6 miles from the Packet Quays.

DIRECTIONS:
From the Hillhead Roundabout (canon and anchor) head South on Union Road (Not the A39). After 0.3 miles cross the double roundabout onto Bickland Hill. Conway Road is the next turning on the left (about 200 yards). Follow Conway Road for 350 yards, number 83 is on the left hand side, round the right hand corner, but before the left hand corner.

GENERAL:
No 54 is a well presented two bedroom end of terrace house near the middle of Conway Road, a sought after area of Falmouth. Benefiting from full double glazing, a large lounge, modern fitted kitchen, conservatory (dining room) and family Bathroom and a very useful attic room , the property has a Garage, parking and front and rear gardens.

APPROACH:
Conway Road runs south of and parallel to Trescobeas Road.  Number 54 is 0.2 miles down from the Bickland Hill end of Conway Road on the East side where the road runs North South.

The Kitchen has a range of modern wall base and drawer units with dark granite effect roll edged work tops, housing a one and a half bowl stainless steel drainer sink with mixer tap and double glazed window over. There is space and services for a fridge freezer and washing machine, while the dishwasher, hob and oven (with a stainless steel splash back) are built in. The floor is tiled, there is distributed lighting and access to the conservatory.

CONSERVATORY:  3.92m by 3.07m   12'10" x 10'1"
The bright conservatory has a laminate floor, glass roof, TV connection, a panel heater and a patio door to the back garden.

Return through the lounge and take the stairs to the Landing.

LANDING:
