" LOCATION: 
The ancient deep water port of Falmouth is situated in South West Cornwall, eleven miles south of the county town Truro. Falmouth has four superb beaches: Gyllynvase, Castle, Swanpool and Maenporth. In Victorian times, Falmouth's world-wide links across the sea led to the development of public gardens containing wonderful collections of exotic plants. With marina facilities for the yachtsman and quays for visiting cruise liners, Falmouth is never short of interest and spectacle for the visitor or resident. Duncannon Drive is situated about a mile South West of Falmouth Packet Quays and thus has easy access to the town, its transport links, a primary school (0.5m) and secondary school (1.4m).

DIRECTIONS:
From  the Packet Quays head South West along Killigrew Street. Cross the A39 at the Dracaena Avenue roundabout and take the Tregenver Road exit. After 0.1 miles turn left onto Penmere Hill, which becomes Boslowick Road after 0.1 miles. Keep going for another 0.1 miles turn into Shelburne Road on the right hand side just before the garage on the right. Duncannon is on the right after 0.1 miles, No 5 is on the left hand side, just round the corner.

GENERAL:
No 5 offers comfortable and substantial family accommodation with a Lounge, Dining Room, large fitted Kitchen and Utility downstairs and four bedrooms plus bathroom upstairs. The property is well presented,  double glazed, centrally heated and has front and rear gardens and a garage.


APPROACH:
No 5 is located on a quiet cul-de-sac off Boslowick Road. There is a drive on the left hand side of the property leading to the garage, with parking in front, a passage way between the house and garage leads to the back garden and steps lead down to the front door.

HALLWAY:
Open the obscure double glazed UPVC front door and enter the Hallway, which has a radiator, telephone point and under stair storage. Stairs lead up to the first floor and a glazed door opens to the Lounge on the right. The Cloak Room is past the stairs on the left, with the Kitchen opposite.

Take the door into the Lounge.

LOUNGE:  4.43m by 3.25m  14’6” x  10’8”
The Lounge is lit by a double glazed window, in the front elevation, which overlooks the approach. There is a gas fire in feature marble fire place, radiator, television connection and archway to the Dining Area. The room is finished with skirting boards and coving.

Go through the archway into the Dining Room.

DINING ROOM:   2.83m by 2.78m   9’3” x 9’1”
Finished with skirting boards, and coving, the Room has a laminated floor and high level window to the Utility Room.

Return to the Hallway.

CLOAK ROOM:
Entered through a concertina door and lit by an obscure double glazed window in the side elevation, the white suite comprises of a low level WC with close coupled cistern.

KITCHEN:  5.81m max by 3.49m  19’1” x 11’5”
The large kitchen has a comprehensive range of wall, base and drawer units with wood edged work tops accommodating a one and a half bowl stainless steel drainer sink, with mixer tap and double glazed window over. The range has extraction over, there is space for a dishwasher and fridge freezer and the splash backs are tiled.
There is a breakfast bar, radiator and the gas boiler is housed in a cupboard.

Take the door to the Utility Room

UTILITY:  2.12m by 2.07m   6’11” x 6’9”
The Utility has a stainless steel sink and provides space and services for a washing machine and drier. A door, with adjacent window, opens to the back garden.

Return to the Hallway and climb the stairs.

LANDING:
The Landing is lit by a double glazed window in the side elevation, has a smoke detector and gives access to the four bedrooms, the bathroom, airing cupboard and the loft, by ceiling hatch.

BATHROOM:  2.56m max by 2.07m  8’5” x 6’9”

A double glazed window in the rear elevation, overlooks  the garden, there is a shower cubicle with mixer shower and a built in  wardrobe, by the door, provides storage space.

BEDROOM 3:  3.03m by 2.54m   9’11” x 8’4”
Lit by a double glazed window, in the rear elevation, with radiator below.

BEDROOM 2:  3.97m by 2.85m  13’0” x 9’4”
Bedroom 2 has a double glazed window in the front elevation with radiator below.

BACK GARDEN:
