SITUATION The Fallapit Estate is ideally situated, being in the very heart of the South Hams but at the same time within easy reach of Salcombe and Dartmouth. Based around the restored Grade II listed house, the estate comprises some 20 acres or so of beautifully-landscaped communal grounds which include ancient woodlands and an established lake.

It is within walking distance of the popular rural village of East Allington, which has an excellent 'community' with a church, primary school and highly-regarded village Inn. The market town of Kingsbridge is just 5 miles away and offers an excellent range of mainly independent shops and local services and facilities which include a Sports Centre (with a competition-size indoor swimming pool), primary and secondary schools, health centre and cottage hospital. The medieval town of Totnes with its British Rail train station is around 20 minutes driving distance. FALLAPIT HOUSE Fallapit House was restored and renovated into eight unique apartments in 2008. The workmanship was to an exceptionally high specification including under-floor gas central heating, and specially built wooden double-glazed windows, and this particular apartment has Gothic windows throughout to reflect the original design of the main room, originally the library when Fallapit House was refurbished as a Victorian Country House circa 1850. DESCRIPTION The property is accessed through the spacious, slate-tiled communal lobby from where an elegant, carpeted-staircase rises to a half-landing and an entrance door with 'spy-hole' leads to the superb living room. Measuring some 23'5' in length, this is a particularly elegant room with a solid Oak floor, high ceiling, attractive mouldings and a feature marble fireplace. Two leaded-windows afford delightful, pastoral views over the grounds and farmland beyond whilst a further feature of the living room is the former Bell Tower with leaded window, now ideally suited for use as a study or reading area.
Two archways lead from the living room, one to the inner lobby and the other to the kitchen. This is beautifully-fitted with a range of white-fronted units with black-granite work surfaces and up-stands. It is also comprehensively fitted with Neff appliances, including a 5-burner gas hob, eye-level oven, pull-out electric plate warmer, fridge and wine cooler, combined washing machine/dryer, dish washer and eye-level microwave. The kitchen floor is marble-tiled and the window affords similar views over the grounds and surround farmland beyond.
The inner lobby has a door which divides the bedrooms from the living accommodation. There is also a cupboard which houses the Worcester Bosch gas-fired boiler and a further door to the fully-tiled guest cloakroom.
Both bedrooms are 'doubles', are carpeted and have built-in wardrobes whilst the master bedroom also has a door connecting to the luxury bathroom, which again is fully-tiled and fitted with a contemporary four-piece suite, including two hand wash basins.
A part-glazed door also leads from the master bedroom to the most delightful, private, slate-paved terrace which receives the sun for much of the day. The ancient woods and a 350 year old beech tree are just a few footsteps away from the terrace. PLEASE NOTE: Level access is gained through the terrace if required. COMMUNAL GROUNDS The Fallapit Estate enjoys a peaceful, 'parkland-like' setting. It also has a wooded area with many specimen trees too numerous to mention. In the spring it's particularly beautiful and home to a brilliant display of spring flowers including many acres of bluebells. The grounds are for the use and enjoyment of the owners of Fallapit and provide many secluded corners and a wonderful lake with decked terrace where you can sit and relax.
