SITUATION This well-presented two storey apartment is situated in the centre of the ever popular South Hams town of Totnes on the River Dart. Totnes is a medieval market town with a unique creative spirit as characterised by its High Street, with its range of independent cafes and shops. Totnes has a main line rail station as well as primary and secondary schools and two supermarkets. The town is situated between the lovely South Devon coastline and the wilds of Dartmoor. The junction to the A38 Devon Expressway is approximately 6 miles away, making for an easy commute to the county town and Cathedral City of Exeter with its international airport. DESCRIPTION This upper floor two storey apartment is situated in Totnes town centre and occupies the upper two floors of a Grade II Listed leasehold period building. The entrance hall has a superb turning staircase to the first floor accommodation and there are some lovely features, including an upper floor sitting room with vaulted ceiling, exposed trusses and beams and access to a balcony with far reaching views. The kitchen/dining room has been recently refitted and has some integrated appliances. The master bedroom has a lovely ornate cornice to the ceiling and the two additional bedrooms both have en-suite showers. There is gas fired central heating and some of the windows have feature, small paned sashes. ACCOMMODATION From Fore Street a shared undercover paved entrance way leads to the private entrance door to the entrance hall. A feature turning staircase with an attractive period balustrade and small paned sliding sash window above leads to a hallway from where the first floor rooms are approached. There is a built-in 4-ring Smeg ceramic hob with Smeg oven under and filter over. Built-in Smeg dish washer, single drainer stainless steel sink unit and there is ample space for a table and chairs. The master bedroom has a feature ornate cornice to the ceiling, a small paned sliding sash window and circular wash hand basins with tiled surrounds to either side of the bed space. There are two further bedrooms, both benefitting from fitted tiled shower cubicles and circular wash hand basins as well as cornices to the ceilings. There is an under stairs store cupboard and a cloakroom with WC and feature tiling. The upper floor accommodation is a superb open-plan sitting room/ living space. It has a vaulted ceiling with exposed trusses and beams as well as feature exposed timber flooring and glazed doors giving access to a superb decked balcony, enclosed by feature glazed panels. The balcony has far reaching views across parts of the town towards near and distant countryside. A high-level over stairs cupboard provides storage and contains the central heating boiler and there are further cupboards and eaves storage space.
