SITUATION 18 The Priory is a beautiful first floor, single level apartment with lift access benefiting from many period features and having fantastic views of not only the wonderful surrounding landscape, but of the stunning finials, stained glass Gothic windows, parapets and buttresses found among the magnificent rooftops of the original building. The Priory is situated off a quiet country lane in a delightful prime position on the outskirts of the village of Abbotskerswell, set within 5 acres of landscaped gardens and grounds with a southerly aspect with splendid views over the South Devon countryside. Abbotskerswell offers a strong community atmosphere with many sporting activities, two village inns and general store, catering for most day-to-day needs. Approximately 1 mile away is the A381 Totnes to Newton Abbot road, providing access to the medieval town of Totnes and only about 2 miles away from the bustling market town of Newton Abbot. Newton Abbot is a market town within easy reach of Totnes and Torquay. There is a cattle market on Wednesday, and general market on Saturdays. There is a mainline railway station in the town providing speedy access to London Paddington, together with a comprehensive range of shopping and recreational facilities, primary and secondary schools, and there are plenty of golf courses within the area. The A380 provides access to Exeter and the motorway network. DESCRIPTION The Priory is a fine Listed building carefully converted into apartments for the over 60's by Clennon Development Ltd and offers the benefit of independent living in an established community. There are also many other amenities on offer including an indoor heated swimming pool, a croquet lawn, greenhouses, woodland and orchard, together with many social facilities and events. The hub of The Priory is the large Forum, previously the Chapel, which provides a fine setting for meeting friends, morning coffee and optional lunches 2 or 3 times a week as well as concerts, talks and meetings. Residents and Management of The Priory are active in their support of charities and often use the excellent facilities for fund-raising events. There is also a grand piano, a small library and the Octagon, the restored Chapter House, used for the Art Group, snooker and other events. The large communal sun lounge opens out to a sheltered south facing paved terrace with vies over the open countryside, a perfect place for relaxing and enjoying the afternoon sun. A minibus is available for regular shopping trips to such towns as Newton Abbot and Totnes and theatre visits. There are laundry facilities, 2 guest suites and workshop space. There is also an alarm system installed providing 24 hour response to residents in case of emergencies. There is a Caretaker in residence and a full time gardener, domestic help can be arranged if required. Residents are free to avail themselves of the facilities as they wish or to remain completely independent. Floor-to-ceiling double glazed French doors lead out on to the balcony with absolutely magnificent views over the manicured grounds and pathways of The Priory itself and out to beautiful farmland and rolling countryside beyond. The kitchen is fitted with modern base and wall units with timber doors, roll edged work surfaces, a stainless steel sink-and-a-half unit, a Neff four burner electric hob and inset microwave and oven unit and space for a large American style refrigerator. OUTSIDE Number 18 The Priory has a private balcony just off the sitting room enjoying the southerly views. The communal grounds of the Priory itself extend to more than 5 acres and are partly formal gardens and lawns, including a croquet lawn and partly woodland, orchard and wild flower paddocks. A large single garage approx 18'4 x 9'6 is located near the entrance to The Priory with an up and over door, power and light. Additional visitors parking spaces are available.
