" Description    This attractive three bedroom detached family home has been well modernised and looked after since the current owners purchased the property. The property benefits from a living room with a lovely open fire and box window to front allowing more light to pour in. There is a family room to the rear which is ideal either as a quiet room of sanctuary or as a games console room for children to play. The kitchen/breakfast room is ideal for the social family with space for a table and chairs and the kitchen includes an integrated Neff double oven and electric hob and space and plumbing for dishwasher and space for fridge and freezer. A door leads from the kitchen to the garage which is currently being used at the rear as a utility room with space and plumbing for a washing machine and the rest of the garage is being used as a gym and could be converted into a room subject to all necessary planning consents.

.    Also downstairs a part brick built conservatory has been added giving additional family space where a dining room table fits neatly seating eight people. Finally on the ground floor is a useful cloakroom. On the first floor are three bedrooms with the master bedroom benefiting from an ensuite shower room with a hansgrohe power shower. The nearby A21 provides vehicular access to the coast, London, M25 and other major road networks. Bewl Water is close by and offers a range of water sports and other recreational and sporting facilities. Dale Hill Golf Club and Hotel is also within a short driving distance of the property and offers two golf courses of which one is of a championship standard and designed by Ian Wosnam. The facilities on offer include a gym, swimming pool and top class dining facilities.

Directions    From our office in Ticehurst proceed towards Flimwell by driving out of the village, driving past the village square on the right and the Volvo Garage on the left. Take the left hand turn into Lower Platts as signposted towards Flimwell. Drive past the Cherry Inn on the left hand side and also Dale Hill Golf Club on the right hand side. Drive past the turning for Rosemary Lane on the left and a cul-de-sac on the left named Bewl Bridge Close and then take the next left into Old Wardsdown. Follow the road into the final part of the cul-de-sac where the property can be found on the right hand side.
