" Description    A semi detached Victorian house with the benefit of a large garden and parking offering accommodation over three floors with the benefit of gas fired central heating via radiators and a recently refitted kitchen and bathroom. The property offers scope for extension subject to the necessary planning permissions.

.    On the ground floor the front door opens onto the entrance porch with door leading to the sitting room, this has an aspect over the front garden with bay window with a fireplace with mantle and hearth and forming a tv display on one side. Door to the dining room which has a side aspect and a ceramic tiled fireplace, mantle and hearth. A door leads to the stairs rising to the first floor landing. Door to the kitchen which has a stainless steel sink unit with cupboards under, work top with drawers and cupboard beneath and smaller work top with cupboard under, range of wall mounted units, door to the rear lobby and conservatory. Lobby with airing cupboard housing lagged water cylinder with immersion heater. The bathroom has a white suite comprising low level wc, panel bath with 'Aqualisa' shower over and pedestal wash hand basin. The lean to/conservatory has a wall mounted gas fired boiler, quarry tiled floor and doors to side access and the rear garden. On the first floor is a landing with window to side.

.    Bedroom one has an aspect over the front garden whilst bedroom two has an aspect over the rear garden and over Robertsbridge village. A door leads up to the attic room which has a side aspect and has eaves on two sides.

Outside    To the front of the property is an area of enclosed garden with an area of lawn approached via double gates leading to the parking area and giving access to the rear. The rear garden is a feature of the property, immediately adjoining the rear of the property is a small patio area and brick outhouse. Beyond this the gardens widen extending to approximately 82ft square laid principally to lawn with shrubs, trees and two sheds.

Situation    The Marches is situated on the edge of Robertsbridge village yet within 2/3 of a mile of the mainline station with it's services of trains to London (Cannon Street and Charing Cross) and the village centre with it's shops for everyday needs including convenience stores, bakery/coffee shops, chemist, florist, pubs and restaurants. The bigger historic town of Battle is within 5 miles providing a wider range of shopping facilities. Robertsbridge has schools for all ages both primary and secondary and there are a variety of private schools in the general vicinity.

Directions    From our office in Robertsbridge High Street proceed southwards up the hill passing The George on the right hand side taking the third turning on the right into Heathfield Gardens. Proceed down Heathfield Gardens and where the road turns to the left The Marches will be seen on the right hand side as identified by our for sale board.
