Woodhill Cottage is an attractive Period cottage, formerly a Coach House and grooms cottage to the neighbouring Woodhill, the property was a chauffeur and gardeners cottage until approximately 1959, making the most of the large integral garage with the inspection pit.It has been a private residence since that time, and currently forms a deceptively spacious character cottage, with an entrance hall, large cloakroom, kitchen with a larder, sitting room with an open fireplace, conservatory opening on to the rear courtyard garden, a bay fronted dining room to the front, further utility room and access to the integral garage.The first floor comprises three double aspect, double bedrooms and a small bathroom. One of the bedrooms is believed to have been the original grooms siting room, with a fireplace. The rear two bedrooms also enjoy the partial views across the Rother Valley beyond.Outside there is a shared tarmacadam driveway with the drive following on around the property to a bungalow behind. There is a covered car-port/parking area to the front, plus the original sliding garage doors to the garage beyond. Behind the house is a fence enclosed courtyard garden, with paved seating areas, small pond and side borders suitable for planting.The house is now in need of modernisation, but offers considerable scope for cosmetic transformation. There are signs of water ingress due to blocked gutters, down-pipes and valleys, although these have now been cleared. There is also some cracking to the wall in the corner of the utility room. For more comprehensive facilities Tunbridge Wells is 9 miles to the north. Railway stations can be found at Wadhurst (5 miles), Crowborough (6 miles), and Tunbridge Wells. These provide a fast and regular service to London Charing Cross, London Bridge and Canon Street. There is a regular bus service to Tunbridge Wells and Eastbourne. The area provides an excellent selection of both state and private schools. Nearby leisure facilities include tennis, bowls, numerous golf clubs, sailing on Bewl Water and at the coast. The area is criss-crossed with many beautiful walks through the Area of Outstanding Natural Beauty.
