" DESCRIPTION This three-bedroom semi-detached house is in need of refurbishment. It has a large south-west-facing garden, a garage and a driveway for two cars. The house is at the end of a sought-after cul-de-sac in a most popular estate close to Hildenborough station and outstanding schools.
Subject to consent, the house could be extended at the rear to create large south-facing accommodation overlooking the garden. The neighbouring house has been extended at the back, which shows what can be done.
The need for a total refurbishment would allow the new owner to redesign the whole property to his or her taste.
The current accommodation comprises to the ground floor an entrance hall, a sitting room, a kitchen/diner, a garden room and a cloakroom. The first floor has three bedrooms and a bathroom.
There is no property chain on sale. 

SITUATION The Brookmead estate is a sought-after part of a very popular local area. Hildenborough is popular because:
Hildenborough station has two trains an hour in both directions and more in the rush hour.
Tonbridge station has:
a) a railway line to London with very frequent trains,
b) one to Ashford, Dover and the Kent coastal towns,
c) one to Tunbridge Wells and the stations to Hastings, and
d) one to Edenbridge, Reigate and Redhill.
There are also trains to Maidstone and the Medway towns. Eurostar at Ashford is one stop away from Tonbridge.
There is excellent access to the A21 and the road is dual carriageway to the M25, which is less than eight miles from the house.
The Tonbridge and Tunbridge Wells area has the greatest collection of world-class secondary schools in the country. The schools are Tonbridge School (which provides some of its facilities to local state schools), Skinners, the Judd School, Tonbridge Grammar School, Tunbridge Wells Girls' Grammar, Weald of Kent Grammar and Tunbridge Wells Grammar School for Boys.
Pupils also attend Sevenoaks School and the Weald of Kent Grammar School (Sevenoaks extension).
The area has other sought-after schools, both state and private.
Tonbridge, which is 2½ miles away, has been transformed in recent years and is no longer the poor relation to Tunbridge Wells. The difference between the house prices in the two areas is narrowing.
Hildenborough is within the Weald of Kent which has exceptionally pretty villages and very popular pubs and walks.
The area has the greatest concentration of important historic houses and gardens in the UK outside London. Nearby are Chartwell, Hever, Ightham Mote, Knole, Penshurst Place and Sissinghurst Gardens.
There are golf courses and squash courts nearby. Tonbridge Sports Ground provides swimming pools, tennis courts, riverside walks and a cycle path to Penshurst.
The reason why Wealden Close is so popular is because:
There is a very close community within the road, which is why houses rarely come onto the market.
Hildenborough station is very close to the estate. There is a commuter bus from the estate to and from the station on weekdays.
The local primary school is Stocks Green Primary School, which is very popular.
