" An individual detached new house, with a 1.7 acre paddock adjoining, situated in the popular village of Spaxton. Situation The property is situated in the sought after west side of the village, in the foot of the Quantock Hills, an Area of Outstanding Natural Beauty. The village has a local post office, store, public house, village church, popular primary school and village hall. Many rural pursuits can be enjoyed within the area including golf at the neighbouring village of Enmore, fly fishing at the nearby Hawkridge Reservoir within the village itself and sailing and fishing at the Durleigh Reservoir, which is some two miles from the property. Taunton, the County Town, offers a wide range of facilities as well as an excellent choice of schools and communications, which include a mainline railway station with links to the rest of the country. The M5 motorway is also easily accessible with junctions at both Taunton and Bridgwater. Description Prospect House is a newly built detached family house, which has been finished to a particularly high standard. The house has well-proportioned accommodation arranged over two floors, and includes many eco features, including solar panels, rainwater harvesting, oak effect UPVC double glazing, oil fired central heating and is finished in k-render, which means the exterior requires almost no maintenance. Accommodation The accommodation includes a half glazed door under a traditional entrance porch, which leads to a wide entrance hallway with travertine tiled floor, underfloor heating and a large under stairs cloaks cupboard. The stairs lead to the first floor and a solid oak door opens into a dual aspect sitting room, with a reclaimed brick lined fireplace, a sandstone hearth, oak lintel and wood burning stove. A solid oak beam gives additional character to the room and the large external French doors provide direct access onto the patio and rear garden. On the opposite side of the hallway is the dining room, with a solid oak door, window to the front and underfloor heating. At the end of the hallway is a large family kitchen, which has underfloor heating and travertine tiled floor. The kitchen is fitted with a shaker style range of wall and base units, oak laminate worktops and a granite topped island unit. The kitchen includes an integrated dishwasher, a fridge, freezer, 1 ? bowl white ceramic sink and a double glazed window overlooking the rear garden and paddock. There is also space for a Range cooker with canopy above; two solid oak beams run across the ceiling with recess LED lighting. From the kitchen there are French doors leading out onto the patio. An oak door leads from the hallway giving access to the utility room and a downstairs WC. The utility has an oil fired combi boiler, worktops and cupboards, plumbing and space for a washing machine and a half glazed door leading out to the side passage, giving access to the front and rear of the house. On the first floor there is a landing with an airing cupboard, fitted with a warming rail, and door to the master bedroom. The master bedroom enjoys far reaching views over the paddock and towards The Quantocks, and includes an en-suite shower with a large tiled shower cubicle, WC, wash basin and chrome heated towel rail. Bedroom two also has views across The Quantocks and includes an alcove for shelving. Bedroom three has two front aspect windows and bedroom four has a front aspect window with a walk-in wardrobe. Bedroom five has been fitted with BT points and multiple sockets, which would make this an ideal office space. The family bathroom has an L shaped bath and includes a fixed head shower unit, wash basin, WC and chrome heated towel rail. Outside The house has a shared gated driveway, which leads to a large detached double garage fitted with both water and electricity. The garage has twin up and over doors, a window to one side and storage space in the eaves. The drive also gives access to the 1.7 acre paddock, which is surrounded by natural hedge boundaries with a small copse and stream at the far end. The rear garden is currently laid to lawn with a contoured Indian sandstone patio area, a beautiful mature ash tree and has ample space for herbaceous planting. Eco Features The house has two kilowatt solar voltaic panels on the roof to generate electricity, signed up to the feed in tariff, and a rain water harvesting system, which is designed to use rainwater to flush all the toilets, which will significantly reduce water consumption. There is underfloor heating, which is a more economical way to heat the house due to the area it covers, and the thermal mass of the substrate. The house is also fitted with 400mm of loft insulation to minimise heat loss. Directions From Taunton proceed out of the town onto Kingston Road, and through Kingston St Mary. Go to the top of Buncome Hill and turn right at the Pines Cafe signposted to Spaxton. After a short distance turn left, passing the Travellers Rest signposted again to Spaxton. Follow this lane, over the hill and down into the village. Turn right at the T junction and follow this road, until Prospect House can be found on the right hand side just by the former Methodist church.
