WESTMONT & THE PAVILION, LLANIDLOES SY18 6HX

One of the finest houses in the area together with the 'Pavilion', a detached cottage in its garden. Both are situated in an elevated position overlooking Llanidloes Town and the upper Severn Valley.

WESTMONT
Situated in a favoured residential area on the edge of the town, Westmont is a rare and classic example of an Arts & Crafts dwelling. THE PAVILION
The Pavilion is an independent, architect designed, detached dwelling (built in 2000) harmonising with the style of Westmont. Constructed of similar narrow brick with a slated roof (topped by its own weathervane). It provides high quality accommodation for family use or may be let as a holiday rental as well. The Pavilion offers a large open plan living room, 2 bedrooms, en suite bathroom, cloakroom/ w.c., study hall and gas central heating.

There is a large garden to the front and to the side of both dwellings. (The latter acquired as a separate building plot in 1999.)

Entrance Hall 4.44 x 2.90 (14'7' x 9'6') with large, stone mullioned widow overlooking the terrace, parquet floor, radiator, telephone point and ample electricity sockets. A working open fireplace, picture rails and amusing arrangement of serving hatches to kitchen and dining room. All ground floor rooms and the oak staircase to the first floor lead off the hall.
Drawing Room 5.33 x 4.72 (17' 6' x 15'6') into deep stone mullioned bay window to the front and a dual aspect of oak framed window to the rear. Large marble fireplace with working hearth, glass shelving to alcoves, radiators, picture rails, satellite t.v. point, dimmer switch and electrical sockets.

Computer Study (Leads off the drawing room). Panelled in solid Welsh oak throughout with fitted matching light oak surfaced workstation and fitted solid oak bookcase, the room has three telephone lines, broad band internet access and 12 concealed electrical sockets. An oak framed window with leaded lights looks out towards the Pavilion and a secret door leads to the utility room.

Dining Room 4.47 x 3.82 (14'9' x 12'6') with serving hatch, large open fireplace and stone mullioned window with leaded lights overlooking the front garden and a feature stone mullioned window under an oak framed, slated canopy, also with leaded lights overlooking the terrace and entrance porch. Fitted shelving to alcoves, picture rails, electrical sockets and radiator.

Library / Study 2.82 x 2.68 (9'3' x 8'10') with fire place and two oak framed widows with leaded lights looking out to the fountain in the 'Italian Garden' and rear courtyard, telephone point, picture rails and electrical sockets.

Kitchen 4.26 x 2.63 (14'0' x 8'10') with fitted kitchen units in limed oak with granite work surface, integral dishwasher, refrigerator, cupboards, drawers and 'Stoves' electric oven. Inset 'Stoves' gas hobs and copper faced canopy extractor hood. Half tiled walls, electrical sockets, satellite t.v. point. Gas fired Rayburn Cooking Range and built in cupboards. Two oak framed window with leaded lights look out to the rear terrace.

Pantry The large walk-in pantry leads off the kitchen and has slate slabs and fitted shelves. Electric light and power sockets.

Utility Room 4.26 x 2.82 (14'0' x 9'3') with fitted post formed work surface and front loading plumbed-in washing machine and tumble drier, internal access hatch to coal bunker, radiator, large American style fridge freezer and rear entrance door.

Ceiling Hatch to large, insulated roof space with electric light.

Bedroom 4 2.46 x 2.71 (8'1' x 8'11') Currently used as a dressing room with feature fireplace fitted wardrobes and chest of drawers, radiator, picture rails, electrical sockets and oak framed window with leaded lights.

OUTSIDE
The substantial south facing gardens have been laid to lawn and shrubs and landscaped for year round colour and low maintenance.

From the paved terracing surrounding the house, steps lead down to a large level lawn and there are many mature trees.

To the side of the house there is a spacious hard landscaped area with two avenues of wrought iron pergolas planted with clematis & roses and in the centre is a grand, three tiers, and cast iron fountain with water lilies.

To the rear of the house is a paved hard standing for up to six cars, a private well with steel security cover and an integral tool shed and coal bunker.

A gate leads out on to Woodlands Road and another leads on to a private lane.

THE PAVILION

A modern construction (Dec. 1999) designed by Charles Cowan A.R.I.B.A. It is set in the garden of Westmont, brick built with a slated roof topped by a weathervane, double glazed oak framed windows with leaded lights throughout and comprising.

Solid oak entrance door to open plan Living Room 7.31 x 5.09 (24'0' x 16' 8' with fitted oak kitchen storage units to walls and floor. Granite work surface, tiled splash backs, integral fridge, oven, dishwasher, washing machine (dryer) gas hobs, cupboards, drawers, extractor hood and larder cupboard. Boiler cupboard with gas central heating boiler, radiators, satellite t.v. point, telephone point and halogen down lighters. The four oak framed windows provide quadruple aspects over the town and the Upper Severn valley. Bi fold doors open on to the rear terrace and French doors open to the balcony overlooking the garden and town. An oak staircase leads down to the bedrooms at garden level.
