" A well presented four bedroom upside-down house in the quiet village of Pant with a beautiful back garden and views over Shropshire. The property has floor coverings to all rooms, curtains/window blinds and kitchen c/w appliances, balcony to the front of the property, double garage and off street parking. The property is heated by oil and benefits from having uPVC double glazing. Micklemas Lodge backs onto and open meadow which, during the right time of year has beautiful displays of colour from the many types of wildflower that grow there.

Pant is a village in Shropshire situated very close to the Welsh border. Pant is just over twenty miles from Wrexham and only five miles from Oswestry. One of the notable features of Pant is the Llanymynech Golf Course which is the only eighteen hole course in the UK to straddle the border between two countries. Other notable features include local shops and other amenities, Bryn Offa C of E Primary School, and Penycoed Riding Stables.

ENTRANCE HALL
Upon entering Micklemas Lodge you are met with a number of doorways which lead to the second and third bedrooms, shower room and one to the garage. The staircase leads to the rest of the house.

Looking out over the back garden, the second bedroom has been in use as a piano room. Inset speakers in the ceiling are included. A glazed sliding door leads to the living room.

FAMILY BATHROOM
Fittings in the bathroom comprise of timber panelled bath with shower fitting, white pedestal wash hand basin with tiled splashback, low level WC and bidet.

UTILITY ROOM
A separate utility room containing washing machine and tumble dryer.

CONSERVATORY
Surrounded by a number of well maintained plants and shrubs, the conservatory is airy and well lit and provides a peaceful place to sit.

OUTSIDE
To the back of the property is a beautiful garden with a wide array of flowers and shrubbery, making it most definitely a gardeners garden! There are both paved and decked patio areas led to via gravel pathways and sections of lawn. "
