Currently under offer. Sold subject to Contract

The houses and bungalows built on the Estate of Chalkwell Hall in the 1930s are some of the most coveted in the area. All are built to be ‘modern and commodious’ in slightly different designs, along attractive tree-lined roads. This road is one of the most desirable. The location is quiet but incredibly convenient. This attractive property provides comfortable and flexible accommodation suitable for a couple needing space for entertaining, a family, or for multi-generational living generating income. It is a warm, comfortable, happy, and much-loved home. The Front Entrance to the side of the building leads to an Inner Porch and a generous, welcoming Hallway with high ceilings and wooden flooring. This is linked by glazed double doors to a well-proportioned Lounge with a working fireplace, currently housing a multifuel stove. The Hallway also leads to a Kitchen-Diner with some character. The windows at the front of the property are the original 1930s, and the afternoon sun is especially beautiful when refracted through the original glass. From the hallway, there is also a two-person Jacuzzi Bathroom with marble flooring, a Study or ground-floor Baby Room, and Stairs leading to the First floor. The Hallway also leads through a fire door, which can be closed to create separate areas at the front and the back of the house, if desired. Here there‘s a door to the left opening into a small downstairs cloakroom, with a white WC, sink and small storage cupboard. Walking past this door leads into the ample Dining-room, through which is a lovely large, light, and comfortable Lounge with patio doors onto the Terrace and out into the Garden. Leading from this Lounge is also a good-sized Shower Room and a Back-Entrance area off the second Kitchen Utility with room for a small dining table and chairs, plus another good-sized ground-floor Double Bedroom. On the first floor Double Bedroom, 1 has a walk-in wardrobe, Double Bedroom 2 has access to the potential Roof terrace STPP and Sea glimpses, and the smaller Double Bedroom 3 also has Sea glimpses. There are two modern Shower Rooms on the first floor. The property has gas central heating. The water supply pipe to the property has recently been replaced, and the sewage pipe has been lined.

Outside

The garden is mature, private, secluded, fenced and organic. It has been created in two distinct areas, to provide seating in the sunshine, and shade and some covered areas for seating and drying washingstorage.
The side access is double-gated for dogs and children and has an outdoor water tap as well as lighting. There is a 27ft long Garage with metal up and over doors. It is currently divided into a workshop and a single garage, with electricity. There is also a Small garden chalet with electricity and a handy tool store. The front garden also has attractive, organic, mature planting. That has been carefully designed to complement the property with fragrant bushes and flowers. Yet it still provides Parking on the drive for 4 5 cars + small caravan. There is also On Road Parking with 1-hour exclusion on working days to stop strangers from parking all day for the nearby station and beach. The road is quiet, convenient, and a cherry blossom line. The neighbours are friendly and helpful. People keep an eye on each other’s houses. We have a road WhatsApp group, and street parties have been arranged for the neighbourhood to enjoy. The property is a very convenient 5-minute walk to Chalkwell Station, on the C2C line to Fenchurch Street. From there it’s a 45 50-minute commute into the City of London and City Airport is also a short train ride. While Southend Airport is only 3 miles away, and the hospital is 2 miles. The Beach and Seafront, are a 5-minute walk and there are many water sports available. With Paddle-boarding from Chalkwell Beach, windsurfing and kite surfing from the beach and in the Rey. There are plenty of sailing clubs and canoeing close by. There are paths for walking, and cycling along the estuary into and past Southend (2 miles to the pier) in one direction from Chalkwell. In the other direction, these extend to Old Leigh on Sea, which has working cockleboats and onward to Hadleigh Castle with its Olympic bike track. Chalkwell Park is at the top of the road, with an Arts Centre, Cricket and Tennis courts. There is another tennis club at the other end of the road. Many other things are within easy walking distance, including the Casino, Major supermarkets, Stores, restaurants, cafes, individual shops, the Palace Theatre, and the Cliffs Pavillion where there are major shows, and entertainment, where you can sit in the bar where you can also get coffee and watch the sunset.
