A spacious and recently refurbished Grade II Listed four bedroom, two bathroom period town house with sunny west facing walled garden and a former saddlers brick workshop, offering potential to connect to the main house, subject to the necessary permissions. Set in the heart of Lymington on the historic β€œCaptains Row” moments from the Quay, deep water marinas and nearby station with branch line to Brockenhurst where the mainline links to London in 90 minutes. The property quite definitely captures the essence of Lymington life with mast-top views and river glimpses from the bedrooms. Energy Performance Rating: Not Required Grade II Listed.



The beautiful Georgian market town of Lymington with its cosmopolitan shopping and picturesque harbour is within easy reach of the property. Also within walking distance are the two large deep water marinas and sailing clubs for which the town has gained its status as a world renowned sailing resort, as well as an open-air seawater bath that was built in 1833. Lymington has a number of independent shops including some designer boutiques and is surrounded by the outstanding natural beauty of the New Forest National Park. On Saturday, a market is held in the High Street, the origins of which probably date back to the 13th century. To the north is the New Forest village of Lyndhurst and Junction 1 of the M27 which links to the M3 for access to London. There is also a branch line train link to Brockenhurst Railway Station (approx. 5.5 miles) which gives direct access to London Waterloo in approximately 90 minutes.

On entering the property the hallway has a turning staircase to the first floor and a door to the front reception room with a curved brick fireplace fitted with a log burning stove. A door leads down to the large cellar with glazed opening to the street. The floor has been damp proofed and the area is currently utilised as a studio. The kitchendining room is accessed via an arched opening and has an Aga cooker, navy base cupboards topped with white marble worksurface space. There is plentiful space for a generous table and a crittle glazed door leads to the rear garden. There is a fitted sound system in the ceiling and a discreet wall mounted TV above the bath. The bedrooms to the rear enjoy pleasant views over the mature and colourful gardens to the rear, whilst the bedrooms to the front of the property enjoy lovely views across the rooftops to the Lymington River with the mast-tops of the yachts moored near the town quay.



The west facing walled garden is a sunny and tranquil space with areas of stone terrace and and steps leading to the lawn. There is a further vegetable growing area behind a wall at the far end of the garden. Immediately to the rear of the property is the original Lymington Saddlers brick workshop with power and water which offers great scope to convert or potentially join to the main house, subject to planning permission.
