The Grange is a small development of large and comfortable houses built by the well regarded local developer Colten. Positioned on the edge of the charming village of Everton, the development is screened from the outside world by mature trees and an attractive belt of woodland that falls within the collective ownership of the development and is maintained for the enjoyment of the residents.

Everton is an active village with a well regarded pub and a village store that caters for most daily requirements. The surrounding countryside forms some of the best in the area moving from pastoral farm land between the village and the sea to the open heathland of the New Forest National Park to the north which offers a wide range of recreational activities including walking, cycling and riding. There are beautiful safe swimming beaches at Milford on Sea with glorious views to the Isle of Wight as well as a range of superb restaurants, a wine bar and deli clustered around the village green.

The market town of Lymington is two miles to the east and provides a wide range of shops, services and restaurants as well as superb sailing facilities and access to the Solent. There is a mainline railway station at Brockenhurst approximately 7 miles to the north which provides direct services to London Waterloo.

The house is of traditional brick elevations and is approached over a drive leading to a parking area adjacent to the integral double garage. The double front door opens to the impressive reception hallway with staircase, large windows and galleried landing above. There is a door to the double integral garage and further doors to a generous sitting room, complete with a feature fireplace flanked by floor to ceiling windows and French windows open onto the south east facing garden. There is a separate study with fitted book cases and French windows as well as a well proportioned dining room that leads on to a large and modern fitted kitchen complete with integrated appliances and a central island unit incorporating a breakfast bar. Double glazed doors open from the kitchen onto a large conservatory with a tiled floor which provides the perfect setting from which to enjoy the garden. Opening off the kitchen is the utility room with space and plumbing for a washing machine and a work surface & sink. There is a back door leading from the utility room to the outside.

On the first floor there are five bedrooms. The master bedroom is a charming and light dual aspect room which has a dressing room, bay window and en suite shower room. There is a particularly large bedroom with a vaulted ceiling that provides spacious sleeping accommodation that could also be used as a very comfortable home office from which a number of people could work. The guest bedroom features built in wardrobes and an en suite shower room. There are two further bedrooms, both with built in wardrobes, a family bathroom, a storage cupboard and airing cupboard.

The main area of formal garden has a south aspect and is predominantly laid to lawn with mature borders and landscaping including raised beds and a water feature. There is a generous paved terrace immediately adjacent to the conservatory. As well as ample parking to the front of the house there is a further garden beyond the garage which contains a greenhouse and garden shed. There is a gate leading directly to the area of woodland belonging to the development which is a perfect space for children to play. There is also a path through the woodland leading to a locked gate to the village.
