" This four bedroom detached family home briefly comprises an entrance hall, 21ft lounge/diner, kitchen and cloakroom. On the first floor there are four bedrooms, a shower room and utility. To the front of the property there is a driveway leading to the double garage. To the rear there is an enclosed garden which is mainly laid to lawn with a paved patio area.

The property is located in Boorley Green and benefits from being close to local shops, schools and amenities, as well as the pretty village of Botley and Hedge End's out-of-town retail park.
 

INSIDE The front door opens into the entrance hall which has stairs to the first floor and doors leading through to the L-shaped lounge/diner, kitchen and cloakroom. The spacious lounge has a window to the front and patio doors to the rear leading out to the garden. The dining area has a window to the rear and a door leading through to the kitchen which has a door to the side and window overlooking the garden. The kitchen has been fitted with a matching range of base units with cupboards and drawers under. There is a fitted cupboard to one wall and space for appliances. The downstairs cloakroom has a window to the side, WC and wash hand basin.

On the first floor the master bedroom has a fitted wardrobe and a window to the rear overlooking the garden. Bedrooms two and four also overlook the rear garden and have fitted wardrobes, whilst bedroom three has a window to the front and a fitted wardrobe to one wall. The attached double garage has a metal up-and-over door, window to the side and a door to the opposite side providing access to the garden. There is gated side access leading through to the rear garden which is mainly laid to lawn with shrub borders. There is a patio area adjacent to the property, as well as an additional raised, seating area to one corner.  

DIRECTIONS From our office in Hedge End turn right at the traffic lights into Lower Northam Road and at the roundabout take the second exit into Woodhouse Lane. At the end of this road turn left onto Winchester Road and after a short distance turn right into Maddoxford Lane. Take the second turning on the right into Maddoxford Way where the property can be found a short way along on the right hand side.  "
