" INSIDE The front door leads in to the entrance porch which in turn leads in to the sitting room which has a window to the front aspect and stairs to the first floor. The room also benefits from a wall mounted electric fire. There is a door leading through to kitchen/dining room which has a window and door to the rear aspect. The kitchen is fitted with range of wall and base units with space for appliances and includes a fitted, 18-bottle wine fridge and integral dishwasher. On the first floor the landing provides access to both bedrooms and bathroom. The master bedroom can be found to front of property with a window to the front aspect and a built-in cupboard with shelving and a hanging rail. Bedroom two has a window overlooking the rear garden. The bathroom can also be found to the rear of the property and is fitted with a low level, soft close WC, wash hand basin and panel bath with shower over.  

OUTSIDE To the front of the property there is a small garden. The rear garden is enclosed with patio area and pedestrian gate to the rear which in turn leads to playing fields a short walk to Manor Farm Country Park. 

DIRECTIONS From our office in Hedge End, head north on St Johns Road towards Freegrounds Road, and turn right onto Lower Northam Road. At the roundabout, take the 4th exit onto Kings Copse Avenue. Travel just over half a mile, going over 2 roundabouts. After this, take the first exit onto Salwey Road, and then another left onto Tickner Close where the property is located.  "
