" Chestnut Corner is a small and exclusive close of individually constructed detached properties in the
heart of the picturesque and sought after village of Chilbolton. Chilbolton nestles in the Test Valley just
north of Stockbridge and in an area renowned for the quality and beauty of its chalk-stream fishing. The
village itself includes a post office/shop, church, two public houses and there is a primary school in the
neighbouring village of Wherwell. The City of Winchester, approximately 9 miles south east of Chilbolton,
provides more comprehensive facilities, including the mainline railway station, high street shops,
boutiques, library, coffee shops, public houses, restaurants, theatre, cinema, museums and of course the city?s historic cathedral. The market town of Andover and the beautiful larger village of Stockbridge are a short distance away. Wonderful walks lead away from the village in all directions including the Test Way
which is very close by.

Accommodation
No 4 Chestnut Corner is a detached house of the utmost style and character, built to a very high
standard in 2008 by a renowned local builder. The house is beautifully presented in a calming
and understated style and offers spacious flexible reception rooms and excellently proportioned
bedrooms. The individuality of the build is displayed through charming architectural features which
are dotted around the principal rooms. The spacious entrance hall leads to a wonderful open plan
kitchen dining room stretching from front to back with a lovely wooden floor tying the two areas
together seamlessly. The bespoke kitchen offers integrated appliances, ample floor and wall units and

tranquil space with windows overlooking the garden and log-burning stove forming a centrepiece, and
there is also a cloakroom accessed from the hall. There are two more good sized reception rooms on
the lower ground floor, one a sizeable family room which has direct access to the garden, and the other
a very useful office or gym perhaps. This floor also contains a boiler/utility room. On the first floor are
three excellent double bedrooms, with the master boasting a dressing room and a very stylish en-suite
shower room. The equally elegant family bathroom serves the other two bedrooms.
Outside there is a lovely tiered garden with neatly maintained shrub and flower beds, various areas of
decking and patio as well as a lawn. The garden is fully enclosed with panel fencing and there is a large
shed. To the front there is ample parking on the paved driveway.

Directions
From the Winkworth Office in Romsey,head north on the A3057 towards Stockbridge. On reaching the
roundabout in Stockbridge take the third exit towards Andover. At the next roundabout take the first exit
towards Andover and Chilbolton. Pass through the village of Leckford and take the next right towards
Chilbolton which is located on a 90 degree bend before a hump-back bridge. Take second right into
Station Road, and Chestnut Corner is the second drive on the left. No 4 is located on the left hand side.
