MANTON Manton Village is located on the west side of Marlborough, a market town with many facilities. The heart of the village lies adjacent to the water meadows of the River Kennet. It has a public house, one of the most sought after primary and pre-schools in the area and falls within the catchment for St Johns Secondary school in Marlborough. The Marlborough Downs are criss-crossed with gallops such is the number of racing stables in the area, one of which is run from Manton House. Junction 15 of the M4 motorway is about 11 miles to the north and there is a railway station at Pewsey which is about 7 miles to the south to London Paddington, approx. 1 hour. THE PROPERTY Originally constructed as a bungalow in the 1930's the property has been enlarged and improved over the last 10 years now providing a flexible two storey family home with a wonderful ? acre garden stretching down to the river Kennet water meadows. Lets have a look over starting at the front gate.
A 5 bar gate opens onto the large gravelled parking area to the front and side of the property providing parking for 5+ cars if required, this area is enclosed to the front and side by a high mature hedge with raised shrubs and flowers. A path leads to the front door which opens into the Hall. The accommodation is arranged with the living accommodation to the rear overlooking the garden with the bedrooms, shower and bathrooms to the front and on the first floor.
We shall proceed down to the end of the hall, bearing right at the end into the Sitting room. This is a good sized room with patio doors out onto the rear deck area, open fireplace with a fitted cast iron wood burning stove and the usual telephone and television connections.
Back into the Hall and right into the Kitchen/Dining room. A door opens onto the side deck area leading either to the parking area or around to the rear.
Back into the Hall, immediately on the left is the staircase rising to the first floor landing with storage cupboard under, a door to the left opens into the third bedroom with a window to the side. The ground floor shower room is opposite this bedroom with a walk in shower enclosure, toilet and wash basin. To the side of this is a double built in cloaks/storage cupboard. Left into the second bedroom a good sized double bedroom with a bay window to the front and straight across the hall into the Main Bedroom. This again is a good sized double bedroom with a range of built in wardrobes, bay window to the front and door into the ensuite shower room. This room has a walk in shower enclosure, toilet and sink. UPSTAIRS Ok let's now go upstairs onto the first floor landing. First door to the right leads into the fourth bedroom, measuring 17' into the eves by 14' with a window to the rear enjoying a superb view of the garden. Back onto the Landing and straight on into the fifth bedroom, again 17' into the eves by 12' with a deep walk in storage cupboard and window to the front. Finally back onto the landing and left into the family bathroom. Velux window to the side, panelled bath with mixer taps over, toilet and wash basin. OUTSIDE Walking out from the Utility room we step onto a timber deck area with lighting and an outside tap.
